Position Overview We are seeking an experienced Project Manager/Estimator to lead commercial and federal construction projects from pre-construction estimating through project closeout. The ideal candidate will produce accurate cost estimates and competitive bids, then transition into managing project execution, overseeing budgets, schedules, subcontractors, quality, and client relationships to deliver projects on time and on budget. This role requires excellent commercial construction knowledge, strong estimating skills, and proven project management experience. Federal construction and USACE experience are a big plus. Key Responsibilities Prepare detailed, accurate cost estimates, takeoffs, and bid packages for commercial and federal construction projects. Lead pre-construction activities including scope development, value engineering, and bid strategy. Develop and maintain project budgets, budgets vs. actual tracking, cash flow forecasts, and cost control measures throughout the project lifecycle. Create and manage project schedules, monitor progress, and drive timely completion of milestones. Administer contracts and subcontracts, negotiate terms, manage change orders, and resolve claims or disputes. Coordinate and manage subcontractors and vendors to ensure quality workmanship and schedule compliance. Ensure compliance with building codes, permitting requirements, company policies, and safety regulations. Identify and mitigate project risks proactively; implement corrective actions as needed. Maintain thorough project documentation including RFIs, submittals, daily reports, and closeout records. Lead project meetings, coordinate internal project teams, and mentor junior staff to improve estimating and project delivery skills. Qualifications Commercial construction project management and estimating experience; demonstrable track record of successfully delivered projects. Proficiency with estimating and construction management software. Deep understanding of construction means, methods, cost components, unit pricing, and subcontractor pricing. Experience preparing bid packages, scopes of work, and negotiating subcontract agreements. Strong project controls experience including budgeting, forecasting, scheduling, and change order management. Excellent communication, leadership, client-facing, and negotiation skills. Knowledge of local building codes, industry standards, safety regulations, and best practices. Federal construction and U.S. Army Corps of Engineers experience is a plus. Bachelors degree in Construction Management or related field is preferred but not required.
