This role is ideal for a driven estimator with strong communication skills, field awareness, and a willingness to grow within a fast-paced development and construction environment. The ideal candidate is tech-savvy, highly organized, and capable of supporting all phases of preconstruction from takeoffs and budgeting through subcontractor coordination and buyout support. This individual will work closely with the VP of Construction and play a key role in helping drive accurate budgeting, subcontractor coverage, value engineering, and operational efficiency across ground-up multifamily projects. Responsibilities Prepare quantity takeoffs, conceptual budgets, bid packages, and detailed project estimates for ground-up multifamily construction projects Review architectural, structural, civil, and MEP drawings and specifications to identify scope requirements and potential gaps Assist with subcontractor outreach, bid solicitation, bid leveling, and buyout coordination Develop and maintain relationships with subcontractors and vendors Coordinate with field teams and operations staff to ensure estimates align with project execution Participate in value engineering and cost-saving initiatives throughout preconstruction Assist with scope comparisons, trade analysis, and budgeting exercises Support pricing and evaluation of change orders and scope revisions Conduct periodic site walks to better understand field conditions, sequencing, and constructability Maintain organized estimating files, subcontractor databases, and bid documentation Utilize Procore, Bluebeam, Excel, and other technology platforms to improve efficiency and organization Assist with implementation of AI tools, automation, and technology initiatives within the construction department Coordinate with subcontractors, consultants, and internal teams to support accurate and timely preconstruction efforts Help establish scalable estimating procedures, templates, and workflows as the company continues to grow Qualifications 2-5 years of estimating or preconstruction experience within commercial or multifamily construction Experience working on ground-up construction projects preferred Strong understanding of construction drawings, specifications, and scope coordination Experience performing quantity takeoffs and preparing construction estimates Strong communication and negotiation skills Proficiency with Bluebeam, Excel, and construction management software Procore experience preferred Tech-savvy mindset with interest in AI, automation, and process improvement Strong organizational skills with attention to detail Ability to work in a fast-paced and highly collaborative environment Self-motivated, coachable, and eager to grow within the organization Preferred Experience Experience assisting with subcontractor buyouts and bid leveling Exposure to conceptual estimating and value engineering Familiarity with multifamily construction methods and sequencing Experience coordinating with field operations teams and project management staff
