Job Description

Benchmark Building Solutions, Inc. is a leading commercial construction firm dedicated to delivering high-quality projects on time and within budget. A Commercial Construction Estimator is the foundation of every successful project, responsible for analyzing plans, preparing accurate cost estimates, and ensuring projects are positioned for profitability before construction begins. This role requires strong analytical skills, attention to detail, and the ability to collaborate with project teams, subcontractors, suppliers, and clients.
Requirements:
MUST LIVE IN THE STATE OF MICHIGAN
Must reside in the State of Michigan - for in person meetings 3-5 years of commercial construction estimating experience required Experience estimating commercial renovations, tenant improvements, and ground-up construction projects Strong understanding of construction methods, materials, labor costs, and market pricing Ability to read and interpret construction drawings, specifications, and contract documents Experience with estimating software, Microsoft Excel, and project management software Strong organizational and time management skills Excellent communication and negotiation abilities Ability to manage multiple bids and deadlines simultaneously Experience soliciting and evaluating subcontractor and supplier proposals Knowledge of local building codes, permitting requirements, and construction regulations High attention to detail and commitment to accuracy Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred but not required with relevant experience Responsibilities 1.
Quantity Takeoffs & Cost Estimating:
Review plans, specifications, and project documents to prepare detailed cost estimates. Perform accurate quantity takeoffs for labor, materials, equipment, and subcontracted work. Analyze project risks and identify cost-saving opportunities. 2.
Bid Preparation:
Prepare complete and competitive bid packages. Develop pricing strategies to maximize profitability while remaining competitive. Ensure all bid documents are submitted accurately and on time. 3.
Subcontractor & Vendor Management:
Solicit bids from subcontractors and suppliers. Review, compare, and level subcontractor proposals. Build and maintain relationships with subcontractors and vendors. 4.
Pre-Construction Planning:
Participate in project handoffs. Collaborate with Project Managers and Stakeholders to ensure project scope and budget alignment. Assist with value engineering efforts when appropriate. 5.
Cost Analysis & Budget Development:
Develop detailed project budgets and cost breakdowns. Analyze historical cost data and market trends. Maintain accurate estimating databases and pricing records. 6.
Scope Review & Risk Assessment:
Review project documents to identify scope gaps, conflicts, and potential risks. Prepare clarifications and exclusions for proposals. Recommend solutions to reduce project risk and improve project outcomes. 7.
Client & Stakeholder Communication:
Communicate with clients, architects, engineers, and consultants regarding project scope and pricing. Participate in project walkthroughs and site visits as required. Present estimates and recommendations to management. 8.
Documentation & Reporting:
Maintain organized bid files and project documentation. Track bid results and maintain estimating metrics. Prepare reports for management regarding bid activity and success rates. 9.
Continuous Improvement:
Stay current on market pricing, construction trends, and estimating best practices. Participate in training and professional development opportunities. Assist in improving estimating processes and procedures.

$70,000.00 - $90,000.00 per year (DOE)
