DIVISION 8 ESTIMATOR - DOORS, FRAMES & HARDWARE Remote | Commercial Construction | Division 8 Cap8 Doors & Hardware is looking for an experienced Division 8 Estimator to join our growing team. ????
CONSTRUCTION EXPERIENCE IS REQUIRED
This is not an entry-level estimating position . Candidates must have a professional background in the construction industry and be comfortable reading and interpreting construction drawings, specifications, schedules, and bid documents. We are especially interested in candidates with direct experience estimating Division 8 doors, frames, and hardware packages for commercial construction projects.
THE ROLE
As a Division 8 Estimator, you will prepare detailed, accurate, and competitive estimates for commercial doors, frames, and hardware (DFH) packages. You'll work closely with general contractors, vendors, architects, customers, project managers, detailers, and our operations team to take opportunities from bid documents to successful project awards. You should understand that great estimating is more than putting numbers on a spreadsheet. It's about understanding the drawings, identifying gaps, managing risk, finding solutions, and putting together a scope that can actually be executed.
WHAT YOU'LL DO
Estimating & Proposal Development Review architectural drawings, specifications, door schedules, and hardware requirements. Prepare detailed material takeoffs and accurate cost estimates for Division 8 packages. Apply knowledge of building codes, life safety, fire ratings, security requirements, and ADA/accessibility standards. Develop clear, complete, and competitive customer proposals. Identify value-engineering opportunities that reduce cost or improve performance while maintaining design intent. Follow up on submitted bids and assist with scope and pricing negotiations through project award. Vendor & Team Collaboration Work directly with manufacturers and vendors to obtain competitive pricing and appropriate product selections. Review vendor quotations for accuracy, scope coverage, and compliance with project requirements. Coordinate with project management, detailing, and operations to create a smooth handoff from estimating to execution. Customer & Contractor Relationships Communicate professionally with general contractors, owners, architects, end users, and other construction partners . Clarify project scope and resolve discrepancies through phone, email, RFIs, and job site visits when necessary. Respond promptly to pricing requests, bid questions, RFIs, and project-status inquiries. Build long-term relationships through responsive, solutions-oriented customer service.
WHAT WE'RE LOOKING FOR
Required:
Professional construction industry experience Strong understanding of commercial construction processes and terminology Extensive knowledge of Division 8 doors, frames, and hardware Ability to read and interpret construction drawings, blueprints, specifications, and door schedules Strong estimating, analytical, and problem-solving skills Ability to manage multiple bids and strict deadlines without sacrificing accuracy Excellent written and verbal communication skills Advanced/expert-level Microsoft Excel skills, including formulas, data analysis, formatting, and estimate management Experience with door/hardware estimating or management software Willingness to travel for quarterly company meetings
Highly Preferred:
2+ years of commercial construction experience Direct Division 8 estimating experience Emullion experience Bluebeam experience Experience working directly with general contractors, architects, vendors, and project teams
