We are seeking individuals who bring a high level of ownership, financial discipline, and attention to detail to our preconstruction and estimating process. Position Summary The Estimator is responsible for developing accurate, detailed, and timely project budgets from early conceptual design through final construction documentation. This role plays a critical function in protecting company margins, aligning client expectations, and setting projects up for successful execution. Estimators typically manage multiple projects in various stages of preconstruction and serve as the primary resource for budgeting, bid management, and cost alignment. The Estimator also plays a key role during the permitting phase, working alongside the project team and design partners to ensure budgets remain aligned as drawings are refined and approved. This includes tracking cost impacts related to jurisdictional requirements, engineering updates, and design changes prior to construction start. This role is responsible for facilitating all aspects of preconstruction, including permit submission, tracking, and coordination through approval. Key Responsibilities Prepare detailed conceptual, schematic, and final construction budgets for luxury custom homes Analyze architectural drawings, specifications, and design intent to develop complete scopes of work Perform quantity takeoffs and cost analysis across all divisions Continuously update and refine budgets as design evolves Solicit, review, and level subcontractor and supplier bids Ensure all bids are complete, accurate, and aligned with project scope Identify scope gaps, overlaps, and risk exposures within trade proposals Build and maintain strong relationships with trade partners Validate that project budgets align with client expectations and company financial targets Provide value engineering options while maintaining design integrity and quality standards Track historical cost data and develop benchmarking systems Support project teams with budget clarifications during construction Work closely with Project Managers and Superintendents for seamless handoff Participate in project reviews and design coordination meetings Develop and refine estimating templates and processes Ensure consistency in estimating methodology across projects Lead and coordinate all permit submissions, including assembling complete submittal packages with architects, engineers, and consultants Track and actively manage permits through jurisdictional review, maintaining consistent follow-up to drive timely approvals Facilitate all aspects of preconstruction from design development through permit approval, ensuring alignment between drawings, scope, and budget Coordinate responses to city comments and revisions, ensuring updates are incorporated into both the permit set and project budget Permitting Phase & Pre-Construction Alignment Review updated drawings and engineering requirements as they progress through permitting Identify cost impacts related to city comments, code requirements, and structural or design revisions Update budgets to reflect changes required for permit approval Provide proactive cost feedback to support timely decision-making and avoid delays Assist in aligning final permit set documents with the construction budget prior to project kickoff Ensure all scope adjustments during permitting are captured and carried through to final budgets and trade scopes Qualifications 3+ years of experience in residential construction estimating (luxury preferred) Strong understanding of residential construction processes and building methods Proficiency in reading and interpreting architectural plans and specifications Strong financial and cost analysis skills High attention to detail with strong organizational skills Ability to manage multiple projects and deadlines Strong communication skills Work Schedule Monday to Friday Full-time, in-person position Remote work may be permitted on a case-by-case basis depending on role requirements and performance. $75,000.00 - $130,000.00 per year
