The Estimator will prepare detailed, accurate cost estimates and proposals for commercial construction projects, support bidding and preconstruction activities, and collaborate with project managers, subcontractors, and clients to develop competitive and profitable bids. This role requires strong technical estimating skills, excellent attention to detail, and the ability to manage multiple projects and deadlines. Key Responsibilities Prepare detailed quantity takeoffs, cost estimates, and bid packages for commercial construction projects including office buildings, retail, mixed-use developments, and powercenters. Analyze drawings, specifications, and scope documents to identify risks, exclusions, and clarification requests; develop assumptions and contingency recommendations. Solicit, evaluate, and negotiate subcontractor and supplier quotes; maintain vendor relationships and historical pricing databases. Develop and submit competitive bids, proposals, and GMP (Guaranteed Maximum Price) packages; support hard-bid pursuits and track bid status. Collaborate with project managers, engineers, architects, and owners to align scope, schedule, and budget during preconstruction. Maintain organized estimate documentation, bid files, and estimating models; update cost databases and lessons-learned records. Participate in value engineering and constructability reviews to optimize cost and performance while protecting margin. Provide post-bid support including bid clarifications, scope changes, and transition of awarded projects to operations for successful project kickoff. Qualifications 5+ years of estimating experience in commercial construction with demonstrated success on medium to large projects. Proven skills in construction estimating, quantity takeoffs, and reading construction documents (plans and specifications). Strong experience with commercial construction types such as office buildings, retail centers, mixed-use developments, and powercenters.
Required:
expertise in Estimator responsibilities and proficient use of estimating software and Excel; strong analytical and mathematical skills. Experience with hard bidding and preparing GMP proposals is highly desirable. Familiarity with medical construction projects and healthcare-specific requirements is a plus. Excellent written and verbal communication, negotiation, and organizational skills; ability to manage multiple bids and deadlines. Bachelors degree in Construction Management, Civil Engineering, Architecture, or equivalent experience preferred; relevant certifications (e.g., CPE, LEED) a plus.
