Director of Construction Position Overview Kelly Construction is seeking a strategic and results-driven employee to lead and continuously improve the company's supply chain and purchasing operations. This role is responsible for developing strong trade partnerships with our subcontractors and vendors, driving cost management, and supporting efficient operations for both high-volume and custom home construction. The ideal candidate will have strong negotiation skills, construction industry knowledge, and the ability to balance vendor relationships, pricing strategies, and operational efficiency. This individual will use a construction software as a key operational platform to support purchasing, estimating, budgeting, and job releases while helping ensure dependable execution and scalable purchasing practices. Key ResponsibilitiesSupply Chain & Purchasing Strategy

• Develop and manage purchasing strategies that align with company production goals
• Build and maintain a competitive and reliable subcontractor and vendor partner network
• Establish purchasing standards that balance consistency, flexibility, and market responsiveness Cost Management & Competitive Pricing
• Lead trade pricing reviews, bid events, and vendor negotiations
• Identify and implement cost-saving opportunities through vendor consolidation and process improvement
• Analyze budget versus actual performance and help reduce project variances
• Monitor market trends, labor availability, and material pricing changes Vendor Relationship Management
• Develop and maintain vendor performance tracking systems focused on quality, safety, reliability, and cost
• Recruit and onboard new trade partners to strengthen vendor capacity and reduce operational risk
• Coordinate vendor onboarding, orientation, and expectations regarding scopes, pricing, and company processes Purchasing Operations & Systems Management
• Ensure accurate budgets, pricing, and purchase order releases within our construction software
• Maintain purchasing data that supports estimating, budgeting, and job execution
• Ensure purchase orders are released accurately and on schedule for all job starts
• Support vendor use of the ITK vendor portal to improve communication and efficiency Department Leadership & Process Improvement
• Maintain company-wide base specifications, trade scopes of work, and product standards
• Develop and improve standard operating procedures for purchasing activities
• Improve departmental efficiency through accountability, delegation, and process improvements
• Monitor building code changes and coordinate required scope or pricing updates Custom Homes & Change Order Support
• Oversee purchasing support for custom homes, including budgeting and trade coordination
• Manage the Custom Option Request (COR) process to ensure accurate and timely pricing
• Review and approve purchasing-related change orders
• Ensure all custom and non-standard scopes are clearly documented and communicated to vendors Compliance & Ethical Purchasing
• Conduct all purchasing activities in a fair, ethical, and transparent manner
• Ensure vendor agreements, contracts, and licensing align with company standards and industry best practices
• Maintain professional integrity throughout all purchasing processes Qualifications
• 3+ years of purchasing, estimating, estimating, construction management, or supply chain experience preferred
• Strong negotiation and vendor management skills
• Comprehensive understanding of residential construction processes and industry best practices
• Excellent organizational, communication, and leadership skills
• Ability to manage multiple priorities in a fast-paced environment
• Strong attention to detail and problem-solving abilities Preferred Qualifications
• Experience in residential home construction purchasing
• Familiarity with trade scopes, building codes, and construction documentation
