Lidero Construction

Estimator - Multifamily General Contractor

Job Description

Estimator Lidero Construction, LLC | Dallas-Fort Worth, TX Full-time | $75,000-$95,000 base salary, depending on experience, plus project-based and annual company performance bonus opportunities About Lidero Lidero Construction is a general contractor specializing in renovations and capital improvements for multifamily and student housing communities across the country. We work with established owners and operators on exterior renovations, property rehabilitation, large-scale repairs, and interior renovations. Our projects often take place at occupied properties, where planning, communication, and reliable execution matter as much as the finished work. We're growing our estimating capacity and looking for an experienced estimator who can own preliminary budgeting, detailed bids, and related preconstruction coordination. You'll work directly with the owner and operations team, with a meaningful role in the projects we pursue and how we prepare them for successful execution. The Role Our projects vary, and the information available at the start varies with them. Some bids begin with drawings and specifications. Others begin with a property walk, photographs, an engineer's report, or an owner's list of improvements. A key part of this role is preparing timely, realistic budgets for acquisition due diligence and early project planning. These requests often come with limited information and short deadlines—typically within a week and occasionally the same day. You should be comfortable using site observations, historical costs, quantities, and subcontractor input where available to develop practical pricing and clearly identify assumptions and uncertainties. For detailed proposals, you'll manage estimating and related preconstruction activities—from scope development and subcontractor sourcing through pricing, product information, proposal preparation, and project handoff. As you build the estimate, you'll organize the information and commitments the operations team needs to move the project forward. We'll help you learn Lidero's proposal format, pricing approach, and operating standards. You should bring the construction knowledge and estimating experience to manage the work with increasing independence. What You'll Do Estimating and Budgeting Prepare rapid budget estimates for acquisition due diligence and early project planning, clearly communicating assumptions, exclusions, and items requiring further investigation. Review drawings, reports, photographs, site conditions, and client requests to establish project scope. Attend site walks and take field measurements as needed. Prepare quantity takeoffs and detailed estimates for renovation and repair projects. Account for access equipment, supervision, travel, resident protection, phasing, and other project requirements. Prepare organized proposals with clear assumptions, exclusions, allowances, and alternates. Work with leadership to review project risks, pricing, and final submissions. Manage scheduled bids alongside time-sensitive budget requests, communicating priorities, deadlines, and decisions needed. Subcontractor Sourcing and Preconstruction Identify and develop relationships with subcontractors and suppliers in project markets, including finding new trade partners where existing coverage is limited. Develop clear bid packages, solicit pricing, and follow up to obtain complete proposals. Compare subcontractor and supplier quotes, resolving scope gaps, exclusions, and overlapping responsibilities. Confirm pricing, scope inclusions, lead times, availability, and quote validity. Gather product specifications, cut sheets, and supplier information to verify alignment with project requirements and support client review. Evaluate alternative materials, repair approaches, and scope options, providing clear cost comparisons that help clients meet their objectives while maintaining quality and performance. Review proposed work for constructability, access, occupied-property impacts, and sequencing challenges, and recommend practical solutions before pricing is finalized. Coordinate with operations on anticipated durations, phasing, and major milestones so estimates reflect realistic equipment, supervision, travel, and mobilization costs. Identify material selections, scope questions, and other decisions needed before award or mobilization, and coordinate their resolution with leadership and operations. Assemble project handoff documentation, including the estimate, scope, subcontractor and supplier quotes, product information, assumptions, exclusions, and outstanding decisions. Maintain historical pricing and track current subcontractor, material, and equipment costs across project markets; use completed-project feedback to improve future budgets and estimates. What We're Looking For Experience independently preparing estimates and proposals for a general contractor, preferably in multifamily renovation, commercial renovation, property rehabilitation, or similar work. Typically three or more years of relevant estimating experience, with demonstrated responsibility for complete bids. Ability to develop realistic preliminary budgets from limited information, using construction knowledge and historical pricing without relying exclusively on completed drawings or subcontractor quotes. Strong understanding of construction methods, trade scopes, and the challenges of working on existing buildings. Sound judgment about when available information supports a budget and when additional investigation or specialist input is needed. Experience sourcing subcontractors and suppliers, evaluating proposals, and confirming scope coverage. Ability to review product information, identify discrepancies, and organize documentation for project execution. Ability to evaluate practical alternatives and understand how project sequencing affects cost. Strong spreadsheet skills and experience with digital takeoff tools. Clear written communication and the ability to explain assumptions, risks, and pricing. Organization and follow-through across multiple estimates and deadlines. Willingness to travel to project sites as needed. Relevant project management or field experience with substantial estimating responsibility will also be considered. Candidates with roofing, siding, carpentry, exterior restoration, or similar backgrounds are encouraged to apply if their experience includes broader repair scopes and independent estimating responsibility. A construction-related degree is helpful but is not required. What You Can Expect Competitive base salary with project-based bonus opportunities and an annual bonus opportunity tied to overall company performance. A primary focus on estimating, preliminary budgeting, and the preconstruction coordination needed to prepare awarded projects for execution. Direct access to the owner and collaboration with experienced field operators. Varied renovation projects and established client relationships. The opportunity to improve estimating and preconstruction practices as the company grows. Company-paid business travel expenses. How to Apply Please submit your résumé and a short description of one renovation or repair project you personally estimated. Include the approximate project value, the information available when you started, and which portions of the estimating and preconstruction process you owned. If you have experience preparing quick budgets for acquisition due diligence or early project planning, please highlight it. We're interested in how you approach the work and the responsibility you've carried.
