Contracts Microsoft Project ProCore Full Job Description Position Overview:

We are seeking a Project Manager / Estimator (3-5 years' experience) to support both preconstruction and active residential projects. This is a hybrid role combining project engineering, estimating, and construction coordination. The position requires someone who is highly organized, detail-oriented, and capable of managing both numbers and execution.

Key Responsibilities:

Preconstruction & Estimating

• Develop project budgets from early concept through final pricing
• Perform quantity takeoffs and analyze full plan sets
• Solicit and level subcontractor and supplier bids
• Define and clarify scope across all trades
• Identify value engineering opportunities while maintaining design intent Contracting & Cost Control
• Draft and manage subcontracts and purchase orders
• Track committed costs vs. budget and maintain cost visibility
• Manage change orders, forecasting, and cost reporting
• Ensure all required startup documentation is complete prior to work Scheduling & Planning
• Assist site superintendent in building and maintaining project schedules in Microsoft Project
• Identify critical path, sequencing, and long-lead items
• Coordinate subcontractor timelines and seek adjustments with site superintended as needed Construction Support
• Manage RFIs, submittals, and documentation through Procore
• Conduct site walks and support field teams and superintendents
• Assist in resolving real-time construction issues
• Participate in weekly project reporting Billing & Financial Tracking
• Review and process invoices and project costs
• Track lien releases and compliance documentation
• Maintain accurate cost records and support financial reporting Design Coordination & Procurement
• Coordinate with architects, designers, and subcontractors
• Manage project specifications and material selections
• Track lead times, procurement, and deliveries
• Review and finalize shop drawings (including cabinetry and millwork) Project Closeout
• Compile warranties, manuals, and closeout documentation
• Manage final lien waivers and budget reconciliation

Qualifications:

• 3-5 years of experience in residential construction, project engineering, or estimating
• Strong ability to read and interpret construction drawings across disciplines
• Experience with Procore or similar platforms
• Proficiency in AutoCAD, Revit, or comparable tools is preferred
• Proficient with Microsoft Office Suite or related software.
• Experience with takeoffs, budgeting, and cost tracking
• Highly organized with strong attention to detail
• Clear communicator with a proactive, problem-solving mindset
• Strong prioritization of time sensitive tasks, meeting strict deadlines
• High ability to organize technical data in a neat and accurate method

Pay:

$90,000.00 - $120,000.00 per year
