The Role JNC is seeking a Senior Multifamily Estimator to take ownership of the estimating process-from early conceptual budgets through GMP estimates and competitive bids. This is a hands-on role for someone who understands multifamily construction, can independently work through plans and specifications, identify scope gaps, evaluate subcontractor coverage, and develop thoughtful, accurate estimates. The estimator will work closely with leadership, operations, project teams, subcontractors, and other partners throughout the preconstruction process. Periodic travel to West Fargo, along with occasional project-related travel, will be expected. Key Responsibilities Develop conceptual budgets, cost models, GMP estimates, and lump-sum bids for multifamily projects Perform quantity takeoffs and interpret drawings, specifications, and construction documents Estimate labor, materials, equipment, subcontractor costs, and general conditions Solicit, review, and evaluate subcontractor and supplier bids to ensure complete trade coverage Identify scope gaps, constructability concerns, project risks, and value-engineering opportunities Estimate across major construction scopes, including site work, concrete, framing, enclosure, finishes, plumbing, fire protection, mechanical, and electrical Collaborate with project teams, clients, architects, engineers, subcontractors, and suppliers throughout preconstruction What Sets a Candidate Up for Success 3+ years of construction estimating experience Multifamily construction experience strongly preferred Ability to independently own an estimate from early budgeting through final bid Strong knowledge of construction means, methods, sequencing, and building systems Experience with quantity takeoffs, subcontractor solicitation, bid leveling, and scope review Strong analytical, organizational, problem-solving, and communication skills Self-driven and comfortable working independently while staying connected to the broader team Construction Management degree preferred; equivalent construction and estimating experience will also be considered Why JNC Grow with the business.
