As our commercial workload grows, we're seeking a skilled Commercial Roofing Estimator to join our team. Position Overview The Commercial Roofing Estimator is responsible for developing accurate cost estimates and competitive bids for commercial roofing projects. This includes evaluating plans, specifications, and site conditions; performing takeoffs; and preparing detailed proposals. The ideal candidate must be experienced in bidding $5-7 million+ projects and have a minimum ~10% success rate on submitted bids. This role combines technical estimating with client and subcontractor communication, site visits, and strategic pricing. Key Responsibilities Review architectural plans, specifications, and project documents to understand scope and requirements. Conduct site visits to assess conditions, measurements, and job hazards as needed. Prepare detailed and accurate cost estimates including labor, materials, equipment, subcontractor pricing, overhead, and profit. Perform takeoffs and calculations using industry tools or estimating software. Create complete bid packages and submit proposals on schedule. Analyze project feasibility , identifying risks, costs, and profit potential. Indeed Collaborate with internal teams, suppliers, and subcontractors to secure accurate pricing. Maintain relationships with general contractors and clients to understand needs and improve win rates. Track historical estimates and pricing trends to improve accuracy over time. Support handoff to project management for awarded jobs and assist with clarifications. Required Qualifications Proven experience estimating commercial roofing projects (preferably low-slope systems like TPO, PVC, EPDM, modified bitumen, metal, etc.). Track record of bidding $5-7M+ projects with at least 10% success rate. Ability to read and interpret blueprints, specifications, and construction drawings. Strong analytical skills and attention to detail. Excellent communication skills — verbal and written. Proficiency with estimating software and digital takeoff tools (e.g., Bluebeam, Edge, Planswift, etc.). Valid driver's license and ability to travel to job sites for measurements and evaluations. Professional demeanor with contractors and clients. Preferred Qualifications Experience in commercial construction or roofing industry beyond estimating. LVI Associates Understanding of local/regional material pricing and labor markets. Indeed Technical certifications or continuing education in construction management or cost estimating.
