About the Position The Commercial Preconstruction Specialist plays a key role in the success of every project at JA Eisch. This position is responsible for developing accurate estimates, understanding project scope, identifying potential risks, and working with customers and our internal teams to ensure projects begin with a clear, executable plan. You'll work closely with general contractors, architects, owners, Project Management, Drafting, Engineering, Operations, and Leadership throughout the preconstruction process—from early design-build conversations through project handoff. What You'll Do Work directly with general contractors, architects, designers, and clients throughout the bidding and design-build process to develop a clear understanding of project scope, customer expectations, and overall project goals. Review architectural drawings, specifications, and project documents to identify scope requirements, missing information, and potential risks. Perform accurate quantity takeoffs and develop labor, material, hardware, and subcontractor pricing. Prepare detailed estimates and competitive proposals that are accurate, complete, and executable. Clearly communicate project assumptions, inclusions, exclusions, alternates, and qualifications. Collaborate with customers and the internal team to identify practical solutions and value-engineering opportunities when appropriate. Solicit and evaluate supplier and subcontractor quotations. Participate in preconstruction meetings and scope reviews. Coordinate closely with Project Management, Drafting, Engineering, Operations, and Leadership to support a smooth transition from estimating to production. Support project turnover after award by communicating project scope, assumptions, and critical details to the project team. Continuously improve estimating standards, pricing tools, and preconstruction processes. What Success Looks Like Builds strong relationships with customers, vendors, and teammates. Takes ownership and continually looks for ways to improve. Qualifications Required Experience in commercial construction, estimating, cabinetry, millwork, or a related construction field. Ability to read architectural drawings and project specifications. Strong mathematical, analytical, and problem-solving skills. Excellent organization and time management. Strong written and verbal communication. Proficiency with Microsoft Office. High attention to detail and commitment to accuracy. Preferred Commercial casework or architectural millwork estimating experience. Familiarity with commercial construction practices and specifications. Experience working with general contractors, architects, and owners. Knowledge of estimating software. Understanding of value engineering and design-build projects. Why Join JA Eisch?
