Primary Function:
The Commercial Flooring Estimator is responsible for producing highly accurate material and labor estimates for large-scale commercial flooring projects. Using measurements and specifications provided by sales representatives, architects, designers, and contractors, this role translates complex plans and documentation into clear, comprehensive, and profitable estimates. Because commercial projects involve large square footage and tight margins, this position requires an individual who is exceptionally detail-oriented, process-driven, and methodical. Small errors can result in significant financial exposure; therefore, accuracy, double-checking, and adherence to established procedures are critical success factors in this role.
Responsibilities and Accountabilities:
Estimating & Pre-Bid Analysis Review and evaluate bidding materials including project manuals, specifications, drawings, addenda, bulletins, and finish schedules. Interpret architectural and construction documents to fully understand project scope, requirements, and constraints. Identify missing information, inconsistencies, or risks within bid documents and seek clarification as needed. Material & Labor Quantification Accurately quantify and qualify material quantities using Measure Square and other estimating tools. Ensure correct scaling, print match lines, room finish plans, room finish schedules, and notes across all drawing pages are reviewed and reconciled. Verify all takeoffs through careful cross-checking and validation to eliminate errors before submission. Determine key cost variables including material waste factors, installation methods, site conditions, and phasing considerations. Cost Analysis & Risk Management Research labor costs, material pricing, production rates, and lead times. Perform risk assessments related to scope, logistics, scheduling, and installation complexity. Clearly document assumptions, exclusions, and risk items within each estimate. Explain costs and identified risks to the Sales team to support proper margin placement and client communication. Cross-Functional Collaboration Ensure all estimating information is complete, clear, and accurate before projects transition to the customer and production. Participate in regular meetings with Sales and Production to review current and upcoming projects. Provide technical clarification to production teams, subcontractors, or customers as needed. Relationship & Knowledge Building Build and maintain trusted working relationships with: Customers' estimating teams Vendors, suppliers, subcontractors, and engineers Stay current through educational workshops, training, and industry publications. Additional Duties Perform other related duties as assigned to support the commercial team and company objectives. Experience & Educational Requirements Proven experience as an estimator, preferably in commercial construction or flooring. Strong understanding of estimation techniques, data analysis, and cost modeling. Ability to read and interpret blueprints, specifications, and construction documents. Construction industry background preferred. Familiarity with Measure Square software, CAD, and digital takeoff tools preferred. Certified Professional Estimator (CPE) a serious plus. Skills & Competencies Exceptional attention to detail with a strong commitment to accuracy. Highly organized, methodical, and process-oriented. Strong mathematical aptitude and analytical thinking skills. Reliable, thorough, and consistent in work output. Comfortable working independently while collaborating with cross-functional teams. Ability to communicate technical information clearly to non-technical stakeholders.

Physical/Mental Demands:
This position is primarily office-based and involves extended periods of sitting while working at a computer, reviewing plans, and analyzing detailed documents. Requires the ability to read and interpret plans, specifications, and printed or digital materials, including close visual focus for extended periods. May require occasional standing, walking, bending, or reaching within an office environment. Occasional long-distance driving may be required; valid driver's license and ability to drive legally if travel is assigned. No overnight travel is required.
