Job Description
Job Summary We are seeking an experienced, results-driven Senior Project Manager to lead the delivery of Flora's construction work across both sides of the business: the Design/Build division (custom residential and commercial landscape projects) and the Production home-builder division (high-volume, repeatable scopes for our production home-builder partner accounts). This is a management position accountable for project profitability, schedule, quality, and client satisfaction from contract through closeout. The Senior Project Manager owns the financial and operational outcome of an assigned portfolio of projects and leads, mentors, and sets the standard for the project management team. On the Design/Build side, that means managing bespoke projects from plans through punch list; on the Production side, it means keeping high-volume, schedule-critical work — from SWPPP installs through final landscape installs — moving on time and on budget against the builder's closing calendar. This position reports to the Operations Manager and works closely with the scheduling coordinators, field operations, and sales teams. With company-wide time tracking in place, the Senior Project Manager is directly accountable for labor hours and crew productivity against budget on every job, and for coordinating field crews (in-house and/or subcontracted) so work is delivered safely, on time, on budget, and to Flora's quality standards. The role also owns the pre-construction and sales-to-field handoff process, ensuring every job moves from sold to scheduled with documented scope and a completed pre-construction review. Primary Responsibilities Project Leadership & Management (Senior Role) Lead, mentor, and develop the project management team; set the standard for how Flora runs its jobs. Approve labor costs, conduct performance reviews, and handle human-resource concerns for direct reports. Plan capacity and assign work across Design/Build and Production projects, balancing crew, subcontractor, and material resources. Carry higher change-order and budget approval authority; serve as the escalation point for complex project issues. Contribute project and division metrics to weekly L10 / scorecard reporting (EOS). Design/Build Project Delivery Manage custom residential and commercial design/build projects from contract through closeout. Review plans and specifications; perform and verify takeoffs and build accurate project budgets. Represent the Company at construction meetings with owners, architects, and designers. Manage submittals, punch lists, walk-throughs, final billings, and the timing and collection of retainage.
Production / Home
-Builder Delivery Manage high-volume, repeatable scopes for production home-builder partner accounts, from SWPPP installs (first job per house) through final landscape installs (last job per house). Keep production work aligned to the builder's closing schedule and prevent crew-completion bottlenecks. Standardize per-house scopes and turn extra tasks and added scope into fast, accurate change-order estimates. Manage pricing and scope discussions with builder partners to protect margin and avoid disputes. Budgets, Labor & Cost Control Manage project budgets; know where every job stands at all times and immediately report any deviation in time, schedule, or cost to the Operations Manager so adjustments can be made. Review labor hours and crew productivity against budget using time-tracking data; identify and correct overruns before they erode margin. Manage the change-order process and administration; ensure all are executed by authorized personnel within dollar-level approval authority. Generate purchase orders; secure and manage suppliers with production staff, negotiating the best price without risking quality or on-time delivery. Continuously compare contract documents to amounts entered in the accounting system and correct deviations; assist with contract amendments for delay-related cost exposure. Anticipate likely supply shortages and recommend purchasing solutions in advance. Pre-Construction & Sales-to-Field Handoff Own the pre-construction process: coordinate and lead pre-construction meetings and scope reviews for every project. Ensure every job moves from "sold" to "scheduled" only after documented scope and a completed handoff checklist — no verbal-only handoffs. Coordinate with scheduling coordinators and field operations to ensure crews, materials, and supplies reach each site as scheduled and required. Quality, Safety & Compliance Make regular site visits noting progress and areas of concern; maintain quality control across all assigned projects. Know and enforce all safety rules and ensure compliance; permit no accidents. Ensure contracts comply with applicable laws, insurance, and risk-management requirements; manage warranty determinations and completion. Maintain ownership of project workbooks and accurate, timely project documentation. Stay aware of best practices; develop and recommend improved work methods and standards. Other tasks as assigned. Specific targets and incentive structure to be finalized in the offer. Minimum Qualifications & Educational Requirements Bachelor's Degree in Horticulture, Construction Management, or a related major preferred. A landscape / construction professional with a positive, engaging interpersonal style and a minimum of 5 years of relevant project management experience, including team leadership. Proven experience managing both custom design/build and high-volume production / home-builder work preferred. Strong understanding of construction concepts, timelines, and landscape and construction materials. Strong working knowledge of contractual legal language, project budgets, and job costing. Comfortable with technology; experience with LMN (or similar landscape software) and Microsoft Office / Google Workspace. Strong knowledge of basic business accounting procedures. Excellent organizational skills and attention to detail. Valid driver's license with a clean driving record. Bilingual (English / Spanish) required. This role coordinates daily with field crews and subcontractors, including safety-critical instructions, and clear two-way communication in both languages is essential to the position. Extraordinary Work Conditions This is a working management position that splits time between the field and the office, with regular travel to job sites in varying outdoor weather conditions. Must maintain regular and reliable attendance at a level acceptable to the company, including the ability to work overtime, holidays, evenings, or weekends as necessary. Position requires extended work hours and flexibility in scheduling, including evening or weekend hours as needed.
