From $16.00 per hour Job description: Preparation & Surface Conditioning Contractor (Interior & Exterior) LTD is seeking experienced contractors to perform interior and exterior preparation, surface conditioning, and finish work . This role requires attention to detail, compliance with safety standards, and the ability to deliver high-quality results across residential and commercial projects. Key Responsibilities Surface Prep (Interior): Scrape/sand flaking or chipped paint from ceilings, walls, doors, trim, and window sills Clean and prep surfaces; remove fixtures, nails, screws, and fill holes Prime raw wood and new doors (all six sides) before painting Apply textures, primers, fillers, and coatings per manufacturer guidelines Patch and finish drywall; recaulk tubs, fixtures, counters, windows, and trims Refinish cabinetry, closets, and handrails (paint, stain, or clear coat) Treat glossy, greasy, or mildew-stained surfaces for proper adhesion Surface Prep (Exterior): Pressure wash building exteriors; treat mildew with approved cleaners Seal masonry cracks; caulk window/door frames, trim joints, and siding gaps Scrape/recoat metal lintels with DTM product Paint entry doors, frames, and metal units with oil-based enamel Clear roof debris and gutters; remove defunct wiring/devices as directed Apply waterproof sealant to buildings as required
Material-Specific Guidelines:
Wood:
Sand, clean, fill voids, remove decayed trim, paint cabinet/closet doors including edges
Gypsum Wallboard:
Remove debris/paint, fill cracks, sand flush
Metal/Ferrous Surfaces:
Wire brush, treat rust with Ospho or equivalent, apply DTM paint
Handrails:
Upgrade latex-painted rails with enamel; strip/re-stain/reseal stained rails Compliance & Standards All coats applied per manufacturer's recommendations (primer + base + finish) Interior-grade products used indoors; exterior-grade products outdoors Work must be uniform, smooth, free of runs, and meet LTD standards Unsatisfactory work corrected at contractor's expense Requirements Proven experience in painting, surface conditioning, and finish work Knowledge of OSHA safety standards and EPA lead-safe practices Ability to schedule and complete projects by deadline without interruption Send resume to for immediate consideration.
