12/2025 Job Description Summary/Objective The Peace Village Senior Maintenance Painter position needs to maintain the appearance and condition of all interior and exterior painted surfaces across the campus. This role is critical to preserving the quality, safety, and visual standards of resident apartments, common areas, models, and facility spaces. Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Perform high-quality interior and exterior painting, including patching, wall repairs, and touch-ups throughout the campus. Prepare surfaces by sanding, scraping, smoothing, and removing old paint to ensure proper adhesion and finish quality. Repair walls using plaster, drywall compound, caulk, or other fillers to correct cracks, holes, and surface imperfections. Remove and reinstall fixtures, wall plates, and coverings as needed prior to painting. Protect floors, furniture, baseboards, windows, and fixtures using drop cloths, masking tape, and appropriate coverings. Apply paint using brushes, rollers, and spray equipment to achieve a professional-grade finish. Safely use ladders and perform work above ground level in accordance with safety standards. Follow all safety procedures and maintain clean, organized, and hazard-free work areas. Maintain clean and safe workspaces, disposing of waste and hazardous materials in accordance with facility policies and regulations. Provide exceptional customer service by interacting respectfully and professionally with residents, families, visitors, and staff in alignment with the mission of Peace Village. Accurately document work performed, including materials used, time spent, and any follow-up needs, for maintenance logs and compliance purposes. Collaborate with and provide assistance to other maintenance team members as assigned to support departmental goals.

Familiarity with computer programs for documentation and work order management. Supervisory Responsibility This position has no direct staff supervisor responsibilities. Work Environment This position operates both indoor and outdoor in various weather conditions. Physical Demands While performing the duties of this job, the employee is regularly required to talk, see, and hear. Frequent activities include standing, walking, using hands, reaching, bending, squatting, crawling, use of ladders, and kneeling. The employee must frequently lift or move objects up to 35 pounds and occasionally up to 75 pounds. Position Type and Expected Hours of Work This is a PRN/on-call position and occasionally works beyond regular working hours as necessary or for staffing coverage, including weekends. This position is involved with residents, families, visitors, staff, etc., under all circumstances and conditions. Specific shift days and working hours are determined by the department supervisor and an on-call rotation is required. Travel Travel is not required for this position. Required Education and Experience High School Diploma or equivalent required. Minimum of 10 years of professional painting experience. Proven experience operating mechanical and construction equipment. Proficiency with tools and equipment such as drills, saws, plumbing tools, carpentry equipment, gardening tools, snow removal equipment, electric and HVAC equipment, and plumbing rodders.
