Job Description
About the Role This position oversees the full operational performance of two self storage facilities near Cedar Creek Texas. You will handle daily operations, tenant relations, maintenance coordination, collections, marketing execution, U-Haul management, and ensure both properties are consistently clean, secure, and professionally maintained. This role requires accountability, initiative, and a willingness to handle hands-on tasks including cleaning and unit preparation. Key Responsibilities Facility Operations Perform regular walkthroughs at both facilities to ensure cleanliness, security, and proper functioning of all systems. Clean up trash on property grounds, remove debris, sweep units, blow out hallways, and keep all common areas spotless. Prepare vacant units by sweeping, cleaning, and ensuring they are move-in ready at all times. Coordinate maintenance and vendor work including HVAC, gates, cameras, lighting, and unit doors. Verify alarm systems, gate codes, and access protocols are working correctly. Tenant Relations and Leasing Handle all tenant communication promptly and professionally. Show units, process rental applications, execute leases, and manage move-ins and move-outs. Enforce policies and resolve tenant disputes with documentation and clear communication. Financial and Administrative Duties Collect rent, post payments, and make timely deposits. Manage delinquency and complete all required collection steps on schedule. Maintain accurate records and reports in the property management system. Monitor expenses and report operational issues quickly. Marketing and Occupancy Growth Online Marketing Keep listings accurate on Google, SpareFoot, Facebook Marketplace, and other platforms. Execute basic SEO updates and maintain accurate online information. Post consistent social content, promotions, and updates to support leasing. Ground Marketing Build relationships with local businesses, apartments, RV parks, marinas, and community groups. Distribute flyers and perform local outreach. Attend community events to increase visibility. Monitor local competition and recommend pricing or promotions as needed. U-Haul Management Manage all U-Haul rentals and returns with proper documentation. Ensure equipment is checked in and out accurately. Maintain U-Haul inventory and follow U-Haul operational procedures. Resolve customer or equipment issues quickly. Operational Compliance and Improvement Follow and enforce company SOPs. Conduct audits of delinquency work, unit locks, retail inventory, and access logs. Identify inefficiencies and implement improvements proactively. Stay updated on local regulations and industry standards. Problem Resolution Address urgent issues, including after-hours situations when needed. Document problems clearly and escalate when appropriate. Anticipate risks and resolve them before they impact operations. Qualifications Experience in property management, customer service, or operations is preferred, especially in self storage. Strong communication and organizational skills. Ability to manage responsibilities across two properties. Proficiency with property management systems and basic tech tools. Comfort with online marketing. High reliability, accountability, and professionalism. Spanish proficiency is a plus. Why This Role Matters You are the operational backbone of both facilities.
