Area Sales Manager - New Construction North Wales, PA 19454

Headquartered in Nort Wales, PA, W.B. Homes currently develops communities throughout Montgomery, Bucks, Lehigh, and Berks counties and we are looking for individuals to play key roles in future geographic expansion. Position Summary As the Area Sales Manager (ASM), you will be responsible for driving sales performance, managing and developing the sales team, and ensuring consistent execution of W.B. Homes' sales strategy across all neighborhoods, and staffing sales offices. The ASM plays a critical leadership role in achieving sales goals, maintaining pricing and positioning discipline, and delivering an exceptional customer experience from initial contact through settlement. The ASM is actively involved in neighborhood launches, ongoing sales strategy, and continuous improvement of sales processes, serving as both a coach and strategic leader for the sales team. Key Areas of Accountability Sales Performance and Revenue Management Drive achievement of monthly, quarterly, and annual sales goals across all neighborhoods. Monitor traffic and overall sales metrics to identify trends and implement strategies to improve performance. Sales Team Leadership and Development Coach and manage Community Sales Managers and Online Sales Consultant (OSC). Conduct regular one-on-one meetings, performance reviews, and field visits to ensure consistent execution of sales standards. Community Coverage & Execution Support the Community Sales Manager by staffing the sales office and assisting with all day-to-day sales activities Community Launch and Ongoing Sales Strategy Support the sales strategy for new neighborhood launches, including pricing, release strategy, and initial positioning. Continuously evaluate and adjust sales strategies based on market conditions, competitive activity, and absorption pace. A thorough understanding of the competition is critical. Coordinate with Marketing as needed to support community launches, ongoing marketing efforts, and the overall customer experience Pricing, Incentives, and Competitive Positioning Collaborate with VPSM to establish and adjust pricing, incentives, and lot premiums. Maintain a strong understanding of competitive communities and ensure W.B. Homes remains well-positioned in each market. Customer Experience and Sales Process Execution Ensure a high-quality, consistent customer experience across all neighborhoods. Oversee adherence to company sales processes, including contract execution, communication, and follow-up. Coordinate with Conveyancing to support contract processing, manage timelines, and ensure timely settlements. Model Home and Sales Environment Oversight Ensure model homes and sales offices are maintained to company standards and aligned with brand expectations. Technology Leadership and CRM Management Serve as the subject matter expert for HF Sales, CRM platforms, and all sales-related technology systems. Ensure accurate and consistent usage of CRM and HF Sales across all neighborhoods, including data integrity, reporting, and pipeline management. Ideal Candidate Background and Experience Minimum 5-7 years of experience in residential homebuilding sales, with at least 2-3 years in a leadership or multi-neighborhood management role. Proven track record of achieving and exceeding sales targets. Experience managing multiple communities and leading sales teams. Strong understanding of new home sales processes, contract management, and customer lifecycle. Education BS/BA degree in Business, Real Estate, or a related field preferred. PA Real Estate License required. Technical Skills/Experience Proficiency in CRM and ERP systems. Strong analytical skills with the ability to interpret sales data and traffic reports. Proficiency with Microsoft Excel for reporting and performance tracking. Familiarity with contract documentation and sales reporting systems. Soft Skills & Attributes Strong leadership presence with the ability to motivate and develop a high-performing team. Excellent communication and interpersonal skills. Strategic thinker with the ability to adapt quickly to changing market conditions. High level of organization and attention to detail. Results-driven with a strong sense of accountability and ownership. Position Requirements Must be able to work most weekends with 2 days off during the week Must have a valid driver's license and the ability to drive to various communities and model home sites weekly. Must be able to sit at a desk and work on a computer for a minimum of six hours daily. Must be able to lift a minimum of 50 pounds (specifically for transporting sales office supplies, model material, and displays). Must be able to walk a minimum of 1,000 feet over uneven terrain at construction sites and navigate unfinished model homes.
