Job Description

Interfaith Housing Assistance Corporation is a nonprofit organization dedicated to enrich the lives of low-and moderate-income families, seniors, and disabled persons through the provision of affordable housing. We are seeking a detail oriented and highly organized Eligibility Specialist to join our affordable housing team at Metro Villas Apartments (120 units) located in City Heights. This position is responsible for administering all applicant and resident eligibility and compliance functions for a single affordable housing community operating under the Low-Income Housing Tax Credit (LIHTC) Program, Tax-Exempt Bonds, and other applicable affordable housing programs. The ideal candidate will possess strong analytical and mathematical skills, exceptional attention to detail, and a thorough understanding of affordable housing compliance regulations. This position works closely with the Community Manager and Senior Compliance Program Manager to ensure regulatory compliance while providing outstanding customer service to applicants and residents. Essential Responsibilities Conduct applicant interviews and determine program eligibility. Complete initial certifications, annual recertifications, interim certifications, and transfer certifications. Calculate household income, assets, deductions, student status, and eligibility in accordance with IRS Section 42, Tax-Exempt Bond regulations, and other regulatory requirements. Obtain and review third-party verifications and supporting documentation. Review applicant and resident files to ensure accuracy and compliance prior to move-in approval. Maintain the property's waiting list and process applicants in accordance with Fair Housing laws and company policies. Coordinate with the Community Manager to fill vacant units by offering units to eligible applicants in waiting list order. Prepare move-in documentation and coordinate applicant appointments. Maintain organized, audit-ready resident files. Prepare files for agency, investor, and management audits. Respond to resident and applicant questions regarding eligibility and compliance requirements. Maintain accurate information within Yardi and other compliance software. Track certification deadlines and ensure timely completion of required compliance activities. Assist with occupancy reporting and other administrative responsibilities. Serve as Acting Community Manager during the Community Manager's absence, as needed. Qualifications Required High school diploma or GED. Minimum of three (3) years of affordable housing compliance experience. Experience with LIHTC (Section 42) compliance. Experience completing resident certifications and income calculations. Strong mathematical and analytical skills with the ability to accurately calculate household income, assets, deductions, and eligibility. Excellent organizational skills and exceptional attention to detail. Strong written and verbal communication skills. Proficiency with Yardi Voyager and Microsoft Office. Preferred Experience with LIHTC (Section 42) compliance. SHCM, TCS, COS, or other affordable housing certification. Valid California driver's license. This position is ideal for organized, detail-oriented individuals, are passionate about providing quality housing solutions while adhering to legal standards and fostering positive community relationships. This is a full time non-exempt position.
