Job description Paint Technician We are seeking an experienced Paint Technician to join our team. A Paint Technician works independently roving from property to property, and receives direction from the dispatch coordinator. You will also work with the Lead Maintenance Technician and project team to ensure that turn painting and minor repairs are performed in a quality manner. The primary responsibilities include but are not limited to, painting multifamily units, and projects, in addition to painting the interior and exterior of common areas and outdoor projects such as decks. RESPONSIBILITIES
Occupied Paint Work Orders Unit Turnovers High-level of Communication with Dispatch and Property Managers Paint-related vendor management and relations Perform and manage miscellaneous projects and complete various tasks as needed by management. ABILITIES
Working knowledge and ability to train others in painting and repairs, building trades and estimating project costs; carpentry skills, etc. Understand basic building and property needs and requirements to ensure property condition and safety standards are met. Excellent interpersonal communication skills and relationship-building skills to effectively work with a variety of people and personalities, including developing relationships with property managers, maintenance and paint techs, vendors, residents and staff. Able to communicate clearly in person and in writing in English. Understand and display high levels of internal and external customer service. Knowledgeable in Microsoft Office programs including Word, Excel, and Outlook and able to learn, use and teach property management software basics. Detail-orientated, effective time-management skills and ability to meet deadlines. Able to manage multiple tasks and projects simultaneously. Able to plan, prioritize, coordinate and manage own work. Highly responsible. Able to work unsupervised and solve routine problems independently, effectively, and creatively. Display flexibility to meet the organization's unique needs. Work with a proactive, ownership approach to work and operates with a sense of urgency. Work as an effective and proactive team player, understand the importance of supporting staff. Understand the confidential nature of organization information and maintains confidence.
REQUIREMENTS AND QUALIFICATIONS
High School Diploma or GED and related training. Extensive experience (5+ years) in painting, repairs and related work. 5 or more years of property maintenance experience preferred. Knowledge of Fair Housing laws and practices. A valid driver's license with a clean driving record and reliable transportation Must pass a criminal background screening Must provide own tools however the company may also provide larger tools Physical stamina to perform tasks Comfortable working on tall ladders or scaffolding Attention to detail
PHYSICAL REQUIREMENTS
Perform regular physical movements including bending, stretching, stooping, standing, sitting, balance, climbing stairs and ladders. Ability to lift, carry and push/pull a minimum of 50 lbs. independently, up to 100 lbs. with assistance. Ability to reach/stretch with hands and arms and use hands and fingers to handle, feel or operate tools, objects or controls, substantial movement of wrists, hands, and fingers. Withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
