Job Description

On-Site RV Park Manager Stockton RV Park | Stockton, MO Position Overview Stockton RV Park is seeking a hands-on, reliable on-site manager to live at the property and take full ownership of daily operations. This is not a "stay for free" arrangement — this is a working role in which you represent the park, care for the property, and own everything that happens on it, in exchange for a no-cost place to live. You will manage the park's guests, sites, and administration, and you will also handle routine grounds maintenance (mowing, minor repairs, upkeep). We are looking for someone who treats this park like it's theirs — who sees what needs to be done and does it, without being told twice.
Compensation:
In exchange for taking full ownership of park management and maintenance, the manager lives on-site at no cost.
This includes:
On-site RV space at no cost, in exchange for the duties outlined below Electric, water, sewer, and WiFi paid by ownership Propane is the manager's responsibility This is a working, in-kind compensation position — no hourly or salary pay is provided for the core park management role. See "Additional Paid Opportunities" below for potential paid work outside this role.

32 sites, on-site laundry facility. Why This Role Matters The manager is the face of the park and the first line of defense for everything that keeps it running smoothly — occupied sites, satisfied tenants, a clean and safe property, and a paper trail that makes sense. When this role is done well, problems get caught before they become expensive, guests stay longer and refer others, and ownership can trust that things are handled. This is not a "collect rent and relax" position — it's a working ownership role. Key ResponsibilitiesPark Operations & Administration Serve as the primary point of contact for all current and prospective tenants Show available sites, screen applicants, and process new tenant move-ins Collect rent and fees on schedule; track and follow up on late payments promptly Maintain accurate, up-to-date records of tenants, leases, site status, and payments Enforce park rules and lease terms consistently and professionally Communicate proactively with ownership — flag issues before they escalate, not after Respond to tenant questions, complaints, and requests in a timely, professional manner Coordinate move-outs, site turnovers, and re-rentals with minimal vacancy downtime Grounds & Facility Maintenance Mow, trim, and maintain common areas and grounds on a regular schedule Perform minor repairs (plumbing, electrical, hookups, fencing, signage, etc.) as needed Conduct routine walk-throughs of the property to catch issues early Maintain and clean the on-site laundry facility Handle basic upkeep of shared infrastructure (water, sewer, electrical hookups) Identify and report larger repair or capital needs to ownership with clear detail Keep the property presentable, safe, and welcoming at all times Ownership & Accountability Take full responsibility for the day-to-day condition and performance of the park Follow through on tasks without requiring reminders or repeated follow-up Proactively communicate rather than waiting to be asked for a status update Escalate problems immediately — no delayed reporting of maintenance, safety, or tenant issues Maintain the property to a standard that reflects pride of ownership, not minimum effort Requirements Must live full-time on-site (this is a residential working position) Demonstrated reliability and follow-through — references will be checked Basic maintenance skills (mowing, general handyman/repair ability) Comfortable with basic record-keeping and rent collection (spreadsheets, simple software, or provided systems) Strong communication skills — clear, prompt, and professional with tenants and ownership Physically able to perform grounds and maintenance work Own reliable transportation Background check required Prior property management, RV park, or hospitality experience preferred but not required if reliability and work ethic are demonstrated What We Provide On-site RV space with hookups, provided at no cost in exchange for the responsibilities of this role Electric, water, sewer, and WiFi included (propane not included) Clear expectations, systems, and support from ownership A single point of contact for questions and escalations — you won't be left guessing Additional Paid Opportunities From time to time, paid work may be available at another property in our portfolio located in/around Stockton, MO. This is a separate property under separate ownership within our group, and any such work would be discussed and compensated separately from this role. This is not guaranteed or required — it's an occasional opportunity for a manager who wants additional paid work. Excellence — The park should always look and run like someone cares about it. "Good enough" isn't the standard. Ownership — If it's your job, it's your responsibility.
