About Pierced Oak Pierced Oak is a locally owned and operated RV park where thoughtful service, genuine hospitality, and pride in the property matter. We want our guests to feel welcome, comfortable, and cared for—whether they are visiting for a weekend or making Pierced Oak their long-term home. Because we are a small team, every person plays an important role. We work together, communicate openly, and step in for one another when needed. We are looking for a manager or management couple who shares that mindset and will care for Pierced Oak as more than just a property to oversee. About the Position Pierced Oak is a 66-site RV park supported by a small team that assists with landscaping, cleaning, and general upkeep. The manager is responsible for the overall day-to-day operation of the park, with a strong focus on building community, sales, reservations, guest service, administration, and team leadership. Key Responsibilities Respond to new leads by phone, email, and text and consistently follow up to convert inquiries into reservations. Manage quotes, reservations, payments, check-ins, check-outs, and guest accounts. Confidently explain our rates, amenities, policies, and what makes Pierced Oak special. Build positive relationships with guests and handle concerns calmly, fairly, and professionally. Use Firefly Reservations and other software to maintain accurate guest, payment, and reservation records. Maintain an organized email inbox, calendar, task list, and digital filing system. Supervise employees, work campers, vendors, and contractors. Assign tasks, inspect completed work, and ensure the park remains clean, safe, and well-maintained. Coordinate repairs and oversee water testing, propane operations, safety procedures, and required records. Monitor payments, expenses, occupancy, sales activity, and park performance. Provide accurate reports and regular updates to ownership. Assist with cleaning, landscaping, general upkeep, or other park duties when necessary. What We're Looking For Strong sales experience and the ability to turn inquiries into reservations. Strong computer and technology skills. Confident managing email, calendars, spreadsheets, digital files, and multiple software platforms. Experience with Firefly Reservations or other RV property management, CRM, or similar business software. Excellent organization, communication, customer service, and problem-solving skills. Experience supervising employees, contractors, or vendors. A dependable, proactive, and hands-on approach. Willingness to pitch in wherever needed as part of a small team. Preferred Experience Hands-on experience with Firefly Reservations. Previous experience in an RV park, campground, or similar hospitality setting. Familiarity with recurring billing, utility charges, propane operations, and RV park compliance. Enough landscaping and maintenance knowledge to identify concerns and supervise the work of others. Propane certification or previous experience safely operating propane dispensing equipment is a plus. Firefly Reservations experience is strongly preferred. Candidates without Firefly experience may be considered if they have experience with comparable reservation software and demonstrate strong technical proficiency. Training may be provided to the right candidate. Individual and Couple Applicants We are open to hiring one qualified individual or a management couple. Responsibilities and compensation will be based on each person's experience, availability, assigned role, and whether they will live on-site in their own RV or off-site. Pay:

$40,000.00 - $55,000.00 per year
