POSITION OVERVIEW
Brownco Construction Company, Inc. is a non-union concrete, structural steel, and demolition contractor operating throughout Southern California. The Concrete Estimator is the company's pre-construction authority — responsible for translating blueprints and specifications into accurate, competitive bids that form the financial foundation of every project Brownco executes. This role operates at the intersection of field knowledge and business strategy: the Concrete Estimator must understand how concrete is actually poured and finished, how demolition and excavation unfold on a real job site, and how to convert that knowledge into a number that wins work at a margin the company can build on. The Concrete Estimator works directly with the President and Project Managers to pursue the right work at the right price and serves as the critical link between what the company bids and what the field can profitably deliver.
ORGANIZATIONAL STRUCTURE
The Concrete Estimator reports directly to the President of Brownco Construction Company, Inc. There are no direct reports assigned to this position at this time. The Concrete Estimator works closely with the Field Operations Manager, Project Managers, and Accounting/Payroll throughout the bid and pre-construction process. Upon contract award, the Concrete Estimator formally transitions each project to the Field Operations Manager and designated Project Manager through a structured pre-construction handoff and remains a resource to the operations team throughout the project's lifecycle.
CORE RESPONSIBILITIES 1.
Bid Preparation & Cost Estimating
- Perform complete quantity take-offs from architectural, structural, and civil drawings for all concrete work: foundations, slabs, elevated decks, walls, flatwork, and specialty concrete elements.
- Develop detailed, line-item cost estimates covering all labor, materials, equipment, and subcontractor costs with full backup documentation.
- Prepare bid packages for submission that are accurate, professional, and delivered on time — no exceptions.
- Apply historical production rates, waste factors, and crew composition data to validate labor estimates against real-world Brownco field performance.
- Include demolition and excavation scope in estimates where required, reflecting Brownco's integrated capabilities in concrete, demo, and earthwork. 2. Plan Review & Scope Development
- Thoroughly review all bid documents — drawings, specifications, addenda, soils reports, and geotechnical data — to identify scope inclusions, exclusions, and ambiguities prior to bidding.
- Prepare and submit RFIs for bid clarifications; track and incorporate all responses into the estimate before submission.
- Identify alternates, value engineering opportunities, and risks within the project scope; present findings to the President prior to bid submission.
- Attend pre-bid meetings and conduct site visits for all projects requiring them; document field conditions that affect scope or cost. 3. Subcontractor & Vendor Coordination
- Solicit, evaluate, and incorporate subcontractor and supplier bids for specialty scopes not self-performed by Brownco.
- Maintain an active database of qualified subcontractors, material suppliers, and rental vendors; expand vendor relationships continuously.
- Coordinate concrete pricing with ready-mix suppliers and pump vendors, applying current market pricing to all estimates. 4. Bid Strategy & Margin Analysis
- Partner with the President and Vice President of Operations on bid strategy: which projects to pursue, what margin to carry, where to sharpen the pencil and where to hold.
- Perform competitive analysis on awarded and lost bids to calibrate future pricing and inform go/no-go decisions.
- Track material and labor cost escalation and adjust base pricing as market conditions change. 5. Pre-Construction to Operations Handoff
- Upon contract award, prepare a clear and complete scope handoff package for the Project Manager and Field Operations Manager — including the awarded budget, all take-off quantities, subcontract commitments, and key schedule milestones.
- Participate in pre-construction kickoff meetings to brief the operations team on scope, budget assumptions, and any known risks.
- Remain available to the operations team throughout construction to answer scope and budget questions as the project unfolds. 6. Estimating Administration & Documentation
- Maintain organized digital files for all active bids, awarded projects, and lost bids on the Brownco file server.
- Log all bids submitted, award results, and final contract values; report bidding activity to the President on a regular cadence.
- Maintain and continuously improve the Brownco unit cost library, production rate database, and estimate templates.
- Operate proficiently in construction estimating platforms (OST, PlanSwift, Bluebeam, or equivalent) and Microsoft Excel — these are non-negotiable tools of this role.
KEY PERFORMANCE INDICATORS
The Concrete Estimator will be evaluated against, but not limited to, the following metrics:
- Bid volume: number of complete, on-time bids submitted per month (per agreed cadence with the President)
- Win rate: percentage of submitted bids converted to awarded contracts (at or above market average)
- Estimate accuracy: variance between awarded budget and final project cost (target: within ±5%)
- Scope completeness: zero awarded projects with budget gaps attributable to scope omissions at time of bid
- Handoff quality: complete pre-construction package delivered to Project Manager and Field Operations Manager within 5 business days of contract award
- Vendor database: active subcontractor and supplier list maintained for all major bid categories at all times
QUALIFICATIONS & REQUIREMENTS
Required
- Minimum 3 years of experience in concrete construction estimating for a general contractor or specialty concrete contractor.
- Demonstrated ability to perform complete quantity take-offs and develop detailed cost estimates for concrete foundations, slabs, walls , and flatwork.
- Working knowledge of demolition and excavation scope estimating.
- Proficiency with construction estimating software (OST, PlanSwift, Bluebeam, or similar) and Microsoft Excel.
- Ability to read and interpret all types of construction documents: civil, architectural, structural, and soils/geotechnical.
- Excellent communication skills — written, verbal, and in front of clients and general contractors at pre-bid meetings and interviews.
- Strong attention to detail and commitment to accuracy under deadline pressure. Preferred
- Bachelor's degree in Construction Management, Civil Engineering, or equivalent field experience.
- Experience with Southern California public works bid requirements, including prevailing wage scope and compliance.
- Familiarity with union and non-union labor productivity rates for concrete construction.
- Established relationships with Southern California ready-mix, pump, and specialty subcontractor vendors.
