COMPENSATION STRUCTURE
Target total compensation expected to range from approximately $125,000-$175,000 annually, consisting of base salary and performance/project-based bonus compensation, based on experience and role scope.

JOB SUMMARY
: Chase Merritt is seeking a capable, proactive, and execution-oriented Construction Manager to serve as the Company's day-to-day owner representative and lead assigned projects through preconstruction, construction, completion, and stabilization. This role owns day-to-day project coordination, schedule and budget management, consultant and contractor oversight, and overall construction execution while working closely with company leadership, the Development Manager, and cross-functional teams at Chase Merritt. You will be responsible for ensuring projects remain on schedule, on budget, and aligned with Chase Merritt's standards for quality and value creation.
Operate under decentralized command:
understand leadership intent, execute decisively, communicate proactively, and take full ownership of assigned projects, deliverables, and outcomes. The Construction Manager will also work closely with the CFO and accounting team to support project and construction accounting, including job cost tracking, invoice and pay application review, and draw preparation.
KEY RESPONSIBILITIES CONSTRUCTION & PROJECT EXECUTION
Manage day-to-day preconstruction and construction activities, including permitting, design coordination, procurement, contractor management, and project closeout
Own project schedules, construction budgets, and critical path items; identify risks early and drive solutions
Coordinate architects, engineers, consultants, general contractors, subcontractors, and vendors; identify scope gaps and resolve design and trade-coordination issues
Lead contractor selection, estimating, bidding, bid leveling, scope review, value engineering, and contract negotiations
Monitor construction quality, site progress, safety, RFIs, submittals, change orders, punch lists, and closeout
Maintain a regular presence at project sites and document progress, quality, schedule, coordination issues, and required follow-up
FINANCIAL & REPORTING SUPPORT
Manage construction budgets, cost tracking, commitments, pay applications, change orders, draw requests, and forecasting in close coordination with the CFO and accounting team
Prepare regular project updates and reports for leadership and investors
Support underwriting validation and value-engineering efforts during development
Review and code project invoices, pay applications, change orders, and reimbursements for accounting review and processing
Prepare lender and investor draw packages, schedules, and supporting documentation
Reconcile construction budgets and project cost reports; investigate variances and resolve discrepancies with contractors, consultants, and accounting
STAKEHOLDER & RISK MANAGEMENT
Maintain strong working relationships with municipalities, agencies, consultants, and contractors
Ensure construction complies with approved plans, specifications, permits, contracts, and regulatory requirements
Coordinate commissioning, punch-list completion, project closeout, and handoff to the Operations and Asset Management teams
TEAM & PROCESS SUPPORT
Contribute to organized project documentation and filing systems
Support the Development team on new project pursuits and pipeline efforts
Take full ownership of assigned deliverables and proactively drive results
REQUIRED QUALIFICATIONS
Bachelor's degree in Construction Management, Engineering Management, Civil Engineering, Business Administration, Real Estate, or a related field
7+ years of progressive experience in construction management, general contractor project management, site supervision, estimating, and/or real estate development, with demonstrated responsibility for complex ground-up residential, hospitality, mixed-use, and/or commercial projects from preconstruction through delivery
Strong understanding of construction documents, budgeting, scheduling, procurement, contracts, permitting, and construction processes
Excellent organizational, analytical, and communication skills
Proficiency with project management tools and Microsoft Excel
Working knowledge of construction accounting, job cost structures, cost codes, pay applications, and lender draw processes
Proven ability to manage multiple priorities, solve problems, and deliver results in a fast-paced environment
PREFERRED QUALIFICATIONS
Experience in hospitality, mixed-use, or mountain-market developments
Western U.S. / Colorado-specific entitlement and construction knowledge
Familiarity with Procore, Sage, or similar construction accounting software
Established network of contractors, subcontractors, consultants, and local relationships in Western Colorado and the Telluride region
REPORTING & WORK ENVIRONMENT
Reports to: COO & Managing Director, with close functional coordination with the CFO on project accounting and construction draws
Work Arrangement:
This is an in-person role primarily based in our Montrose, CO office, with occasional travel to our Telluride, CO office. Limited remote flexibility may be considered after onboarding and proven performance
Works closely with: CFO and accounting team, Development Manager, Project Controller, Operations team, Investment team, architects, engineers, consultants, and contractors
