Job Title:

Construction Superintendent Job Description This role leads on-site construction operations for complex ground-up commercial projects, ensuring safety, quality, schedule, and cost objectives are consistently met. The superintendent provides daily field leadership, coordinates trade partners, manages site logistics, and drives effective communication among project stakeholders. Projects will vary, and the superintendent will either serve as the lead on projects valued at $10M+ or contribute as part of a larger team on projects exceeding $100M. Responsibilities

+ Provide daily on-site leadership by setting expectations, assigning responsibilities, and ensuring commitments are met across all trades.

+ Review design documents for constructability, phasing, protection, logistics, and field issues, and recommend efficient construction methods.

+ Define, communicate, and enforce standards for safety, quality, housekeeping, and professional conduct on the job site.

+ Develop site-specific safety plans that address unique hazards and ensure compliance with all safety requirements.

+ Conduct safety orientations for all individuals entering the site and reinforce a culture that prioritizes safety over speed.

+ Lead regular safety meetings and discussions with contractors and address safety violations promptly and consistently.

+ Investigate incidents, document findings, and enforce appropriate disciplinary actions when necessary.

+ Manage site logistics, including traffic control, equipment planning, material staging, and site access.

+ Collaborate closely with the project manager, client representatives, and contractors to plan and execute work in alignment with the project schedule.

+ Facilitate regular progress meetings with trade partners to ensure timely initiation and completion of their work.

+ Guide the interpretation of construction documents in the field and ensure all work complies with plans, specifications, and applicable codes.

+ Set clear quality expectations through pre-installation meetings and monitor work to ensure those standards are met.

+ Coordinate permitting and inspections with authorities and stakeholders, and ensure all required approvals are obtained on time.

+ Maintain and manage punch lists, track outstanding items, and verify completion to meet turnover and closeout requirements.

+ Approve timesheets and requisitions for emergency purchases in accordance with project and company procedures.

+ Prepare and submit daily reports that document progress, weather conditions, safety activities, and any challenges or delays.

+ Monitor project status against goals and milestones, and adjust field strategies and sequencing as needed to maintain schedule and budget.

+ Resolve disputes in the field by aligning solutions with contract terms and project objectives.

+ Complete trade contractor performance evaluations and participate in required training to maintain and enhance professional skills.

+ Oversee approximately $1 million worth of work per month, ensuring productivity, quality, and adherence to project plans. Essential Skills

+ Minimum of 5 years of ground-up commercial construction experience as a superintendent, lead superintendent, or assistant superintendent leading projects of $5M or more.

+ Proven experience working with general contractors and managing subcontractors on commercial construction projects.

+ Strong experience with ground-up construction and construction management for commercial buildings.

+ Demonstrated ability to manage and plan work activities effectively in a fast-paced field environment.

+ Strong focus on safety with a proven ability to promote and maintain a safe culture across teams and contractors.

+ Familiarity with site requirements, tools, methods, and materials across multiple trade divisions.

+ Clear, concise, and timely written and verbal communication skills with diverse audiences.

+ Strong problem-solving abilities and understanding of project and company risk management.

+ Knowledge of job cost accounting principles and the ability to analyze and interpret financial reports.

+ Advanced skills in construction scheduling and cost control, particularly on large, complex projects.

+ Proven ability to supervise and coordinate large groups of trade contractors effectively.

+ Excellent time management and organizational skills, with a consistent record of meeting deadlines.

+ Ability to build and maintain strong relationships with owners, architects, and contractors.

+ Effective leadership and conflict resolution skills within project teams and among trade partners.

+ Commitment to team-based planning and collaborative problem-solving.

+ Proficiency with Microsoft Outlook, Excel, Word, and Project.

+ Proficiency with Procore construction management software.

+ Familiarity with basic Building Information Modeling (BIM) tools.

+ OSHA 30 certification. Additional Skills & Qualifications

+ Experience serving as lead superintendent on projects valued at $10M+ or as part of a project team on projects exceeding $100M.

+ Experience overseeing approximately $1 million worth of work per month in the field.

+ Experience in commercial construction environments that emphasize innovation and the use of cutting-edge technology.

Work Environment The superintendent works primarily on active construction sites overseeing approximately $1 million worth of work per month. The role follows a day-shift schedule, typically around 7:00 a.m. to 4:00 p.m., with occasional Saturday work as project needs require. The environment involves coordination of multiple trade partners, use of construction management technology such as Procore and basic BIM tools, and regular use of standard office software including Microsoft Outlook, Excel, Word, and Project. The culture emphasizes safety, innovation, and collaboration, with a focus on using advanced tools and processes to deliver high-quality commercial projects. Job Type & Location This is a Contract to Hire position based out of Ann Arbor, MI. Pay and Benefits The pay range for this position is $100000.00 - $130000.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
