Job Description

Title of position: Building & Zoning Inspector Position type:
Full-time Annual Salary:
$56,964- $59,243 •Dependent on experience.•
Location:
Graham County Planning & Zoning Excellent benefit package including holidays, vacation time, sick time and retirement.
Description of responsibilities:
Conducts plan reviews, issues permits, and performs all manner of inspections for commercial and residential construction for compliance with the approved plans, the Graham County Planning and Zoning Ordinances, the International Building Code, and local amendments and Accessibility Standards. Inspects manufactured home installations for compliance with state and local codes. Investigates complaints of code violations and issues compliance notifications. Performs a variety of related administrative duties, including preparation of reports and correspondence and maintains a record of inspections and operating procedures. Resolves issues that may arise regarding landlord/tenant issues or renters code interpretations. Supervises subordinate staff as assigned. Reviews building permit applications for compliance with planning and zoning ordinances and makes recommendations for denial or approval. Writes and issues permits in accordance with zoning ordinances. Inspects property sites for conformance with housing, zoning, and hazard abatement regulations. Determines land use compliance and legal accessibility. Reviews deeds and legal descriptions including plat information on maps. Reviews property splits. Maintains and submits records of inspection activities. Assists the public with the preparation of building and zoning permit applications. Attends meetings of the Planning & Zoning Commission as needed and makes recommendations regarding pending projects or issues. Posts notices of hearings. Investigates all manner of zoning, building, and public nuisance code violations. Writes detailed correction notices and performs follow-up inspections, prepares submittals for prosecution of chronic violators and testifies in court as necessary. Administers neighborhood cleanup assistance projects. Performs other duties as may be assigned.
Required experience:
Combination of training and experience that meet the knowledge, skills, and abilities for the position and two years of an equivalent position.
Minimum Qualifications:
High school diploma or G.E.D. and any combination of education, training and experience which demonstrates the ability to perform the duties of the position; the ideal candidate will have formal education and training and at least two years of related experience, i.e., building inspector, engineering technician, or any other position involving the principles of Planning & Zoning, drafting, building construction, highway safety, design or construction; plan review and/or plan preparation experience, utilizing building codes; must be certified in the Building Inspector series by the International Code Council (ICC) or have the ability to become certified within twelve months of appointment; possession of a valid Arizona driver's license, with a history of safe driving and the ability to maintain a safe driving record.
