We are seeking an experienced Painter / Property Upkeep Technician to join our Facilities Management team and help maintain the exceptional appearance and condition of the Loblolly property. Position Overview The Painter / Property Upkeep Technician is a skilled trade professional responsible for high-quality painting, finishing, surface preparation, restoration, and general property upkeep throughout Loblolly. This position works on a variety of interior and exterior surfaces, architectural features, facilities, and equipment. The ideal candidate takes pride in their craftsmanship, has excellent attention to detail, and understands how proper preparation and application contribute to a professional, long-lasting finish. Key Responsibilities Perform professional interior and exterior painting, finishing, repair, and restoration work throughout the property. Prepare surfaces by patching, sanding, cleaning, priming, caulking, and completing other necessary preparation. Select, mix, and properly apply paints, stains, varnishes, epoxies, sealants, thinners, and other coatings. Evaluate surface conditions and determine appropriate preparation and application methods. Remove and reinstall wall-mounted fixtures, hardware, and other items when necessary to complete projects. Safely operate brushes, rollers, sprayers, mixers, hand tools, power tools, ladders, scaffolding, and other trade-specific equipment. Protect surrounding furnishings, landscaping, flooring, and building features during projects. Maintain clean and organized work areas and properly store materials and equipment. Communicate project progress, material needs, and potential work impacts to supervisors and other departments. Use materials responsibly and efficiently to minimize waste and control costs. Assist with general property upkeep and Facilities projects as needed. Respond to urgent maintenance needs or special projects when assigned. Follow all safety procedures, departmental standards, and manufacturer specifications. Consistently uphold Loblolly's standards for professionalism, quality, and service excellence.
Qualifications Required:
High school diploma or GED. Minimum of five years of professional painting experience. Strong knowledge of surface preparation, painting techniques, finishing, and coating systems. Experience working with a variety of paints, stains, varnishes, epoxies, and related materials. Ability to read and follow written instructions, product specifications, and manufacturer recommendations. Ability to work independently and maintain a high standard of workmanship. Strong attention to detail and pride in producing quality work.
Preferred:
Experience in a private club, resort, hospitality, commercial, institutional, or high-end residential environment. Experience with specialty finishes and surface restoration. Strong troubleshooting and problem-solving skills. Professional communication and interpersonal skills. Customer-service mindset and ability to work discreetly around members, residents, guests, and fellow employees. Physical & Working Requirements Work is performed both indoors and outdoors in varying weather conditions. Position requires prolonged standing, walking, bending, kneeling, reaching, and climbing. Must be comfortable working from ladders and scaffolding. Must be able to lift and carry painting supplies, equipment, and materials associated with the position. Variable shifts may occasionally be required based on projects, events, emergencies, or operational needs.
