Job Description

We expect every employee to:
Conduct any and all communications with our customers, prospects, applicants, residents, or coworkers in a manner consistent with the Company's Customer Service Program and Philosophy. Ensure adherence to all company policies and procedures. Appliance repair/installation•to include dishwashers, disposals, stoves, and refrigerators. This does not include any task that deals with HVAC/Refrigerate (i.e.
CFC, HCFC, HFC, HFO, HC
). Complete work orders using ticket system Servus Connect. Electrical•replacement of switches, outlets, and light fixtures. Plumbing•must be able to sweat copper, install faucet washers/stems, traps, toilets, faucet sets, and all appliances (e.g. hot water heater or gas range). Glazing, caulking, minor carpentry and screening. Maintain curb appeal including but not limited to using power blower, pressure washer and other tools as needed. Complete turns, evictions and major furniture moving. Complete exterior/interior maintenance projects as requested by supervisor. Reviewing, understanding complying and fulfilling training requirements for the Operations and Maintenance (O&M) Plans and Programs. Reviewing, understanding complying and fulfilling training requirements for the Operations/Maintenance (O&M) Plans and Respiratory Protection Programs. Support the Company's efforts to ensure the property is enforcing the company standards by reporting any illegal activity, hazards, disturbances, or pet violations to the Leasing Office as soon as possible. Perform preventative maintenance program inspections. Must be available for inclement weather maintenance, before, during & after. Other duties as assigned. Education and Experience High School Diploma or Equivalent. At least one year of experience in maintenance repair. EPA 608 Certified Type I, Type II or Universal (i.e. CFC certification) preferred or recommended. Requirements Must consent to work with regulated chemicals and/or materials and/or substances. Must have a valid driver's license within the state of residency, an acceptable driving record and own transportation. Score at an acceptable level on the Maintenance Evaluation Test. Provide own hand tools which must include, but is not limited to: flashlight, level, drill bits, socket set, hammer, screwdriver/assorted, nut driver, wrenches (1/4-3/4), adjustable wrench, files, extension cord, hack saw, sawzall, pipe wrench, pliers/assorted, electric meter, basin wrench, seat/stem wrench, tin snips. In accordance with the Respiratory Protection Program, employees must obtain medical clearance to wear a respirator (provided by the Company), be clean-shaven, and consent to wear a respirator. Skills and Abilities Ability to use hand tools and power tools. Ability to follow instructions. Excellent time management skills. Strong analytical and problem-solving skills. Positive Interpersonal skills. Physical Requirements Prolonged periods of standing and walking. Must be physically able to climb ladders, bend, and crawl into awkward spaces. Must be able to lift up to 50 pounds at a time.
