Job Description

Job Overview We are seeking a dynamic and detail-oriented Residential Construction Estimator to join our team and drive the success of our home building projects. In this role, you will be responsible for accurately estimating project costs, reviewing construction drawings, and managing budgets to ensure projects are completed efficiently and profitably. Your expertise will help us deliver high-quality residential homes while maintaining strong relationships with clients, suppliers, and subcontractors. Duties Review and interpret construction blueprints, technical drawings, and specifications to determine material requirements and project scope. Prepare detailed cost estimates for residential construction projects, including labor, materials, equipment, and subcontractor services using estimating software such as HeavyBid or similar tools. Manage project budgets by tracking costs, analyzing variances, and implementing cost control measures throughout the construction process. Negotiate with suppliers and subcontractors to secure competitive pricing while maintaining quality standards. Utilize construction management software like Bluebeam and Microsoft Office Suite to develop proposals, spreadsheets, and reports that support accurate estimation and project planning. Collaborate closely with project managers, clients, and design teams to ensure estimates align with project goals and specifications. Review construction drawings for accuracy, interpret technical details, and assess potential risks or issues that could impact costs or timelines. Assist in bidding processes by preparing comprehensive proposals that include detailed scope of work, pricing strategies, and schedule considerations. Support contract negotiations by reviewing terms related to costs, scope changes, and project deliverables. Contribute to continuous improvement efforts by analyzing past projects' performance data to refine estimating techniques and improve accuracy. Skills Strong negotiation skills to secure favorable pricing from vendors and subcontractors. Experience with HeavyBid or comparable estimating software for residential projects. Extensive knowledge of construction management software such as Bluebeam, Xactimate, or similar platforms. Excellent command of Microsoft Office tools including Excel for spreadsheets and Word for documentation. Ability to read and interpret complex blueprints, construction drawings, and technical specifications. Skilled in cost management practices including material cost estimating and budget control. Proven experience managing projects as a construction estimator within the residential or commercial industry. Deep understanding of construction industry standards, contracts, and legal considerations related to project estimation. Strong communication skills for client interaction, team collaboration, and presenting estimates clearly. Hands-on construction site experience to better understand on-the-ground realities impacting estimates.
