We are looking for an experienced Commercial Project Manager / Estimator who knows how to estimate a tenant finish-out, manage the job, work directly with subcontractors, and keep the client happy . We are a commercial General Contractor primarily serving San Antonio, Austin, and the surrounding Central South Texas area , with projects throughout Texas, including Houston, Dallas/Fort Worth, and the Rio Grande Valley.
Our primary work consists of:
Commercial tenant improvements and finish-outs Retail remodels Restaurant construction and remodels Commercial renovations Occasional ground-up commercial construction We are looking for someone who has real-world experience estimating and managing this type of work. This Is NOT Just an Estimating Position The person in this role will work closely with our owner and take ownership of projects from initial estimate through completion . We need someone who understands that commercial estimating isn't simply putting numbers into a spreadsheet. You need to be able to look at a set of plans, understand the scope, recognize what is missing, anticipate the actual work required in the field, obtain realistic subcontractor and material pricing, and ultimately put together a bid that allows the company to successfully build the project. The right person will also be capable of managing the project, and working with superintendents, after the contract is signed. Responsibilities Estimating / Preconstruction Review plans, specifications, scopes of work, and site conditions Perform detailed quantity takeoffs Develop complete project estimates and budgets Solicit and evaluate subcontractor and supplier pricing Understand subcontractor scopes and identify missing or duplicated scopes Identify exclusions, assumptions, allowances, and potential project risks Develop proposals and scopes of work Assist with pre-bid meetings and site visits Communicate with owners, architects, designers, vendors, and subcontractors during the estimating process Help determine realistic construction costs and project timelines Project Management Manage commercial projects from contract through completion Coordinate subcontractors and suppliers Develop and maintain project schedules Monitor project costs and profitability Review of subcontractor invoices and project expenses Manage change orders and additional work Communicate with owners, clients, architects, and other project stakeholders Conduct jobsite visits and monitor progress Identify problems early and develop practical solutions Coordinate inspections and project closeout Maintain project documentation Help ensure projects are completed on schedule, within budget, and to the client's expectations Business Development As the position develops, we expect this person to help generate additional work by: Maintaining relationships with existing commercial clients Developing relationships with property managers, brokers, tenants, vendors, and other industry contacts Following up on potential projects Participating in networking and client meetings Identifying opportunities for additional work and repeat business
The Experience We Need Required:
3-5+ years of commercial construction experience Demonstrated experience estimating tenant improvements, finish-outs, remodels, or renovations Strong understanding of commercial construction means and methods Ability to read and understand construction drawings Experience performing takeoffs and building complete commercial estimates Experience obtaining and evaluating subcontractor pricing Experience managing commercial construction projects Strong understanding of subcontractor scopes and trade coordination Strong communication and organizational skills Proficiency with Excel and Microsoft Office Valid driver's license and reliable transportation
Highly Preferred:
Retail construction experience Restaurant construction experience Experience with occupied-space remodels Experience estimating projects where plans and scopes require significant interpretation Experience working directly with commercial clients Experience generating repeat business from existing clients
Important:
The Type of Estimating/Project Management Experience Matters We are specifically looking for someone who understands commercial tenant improvements, finish-outs, retail, restaurant, and remodel construction. If your experience has primarily been in another area outside of this, this may not be the right position. Our estimating process is currently primarily Excel-based, so we are less concerned with whether you know a particular estimating software program and much more concerned with whether you actually understand how to build a complete and accurate commercial estimate. Location & Travel Our primary market is San Antonio, Austin, and Central South Texas , with projects throughout Texas, including Houston, Dallas/Fort Worth, and the Rio Grande Valley . Pay:
$80,000.00 - $95,000.00 per year
