As a Construction Estimator, you'll play a key role in developing budgets for multifamily construction projects from the earliest concept through GMP, partnering closely with Gorman's Development, Architecture, and Construction teams. This is a full-time, in-office position where you'll manage multiple estimates across different stages of design, work directly with subcontractors and suppliers, and help ensure projects are competitively priced and ready for construction. What You'll Do Develop project budgets from concept through GMP, including detailed estimates at key design milestones. Perform quantity takeoffs across all CSI divisions and analyze architectural, structural, civil, and MEP drawings and specifications. Gather, level, and analyze subcontractor and supplier pricing, identifying scope gaps, cost risks, and bidder qualifications. Maintain accurate budget reports, contingencies, and pricing documentation while tracking changes throughout the design process. Partner with Development, Architecture, Property Management, and Construction teams on value engineering, constructability, and cost-saving opportunities. Coordinate bidding and outreach efforts, including developing bid packages, securing bid coverage, and supporting required Section 3, MBE/WBE, and emerging business outreach. Prepare estimates and documentation for project handoff, buyout, development closing, and construction. Review drawings, specifications, soils, and civil documents to identify constructability concerns, missing scope, and potential cost impacts. Research local labor, material, subcontractor, and market conditions to ensure estimates accurately reflect project location and current pricing. Identify long-lead materials and major cost drivers early, communicating budget risks and recommendations to the Preconstruction Manager and project team. What You'll Brin g 3+ years of construction estimating experience with a general contractor, preferably in multifamily or commercial construction. Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications. Strong knowledge of construction means and methods, materials, subcontractor scopes, and CSI MasterFormat. Proficiency with Microsoft Excel and digital takeoff/estimating software. Strong analytical and organizational skills with the ability to manage multiple projects and deadlines. Experience with multifamily, affordable housing, historic renovation, GMP delivery, or other complex construction projects is a plus. Familiarity with Davis-Bacon, prevailing wage, Section 3, BABA, LIHTC, or HUD-funded projects is a plus. Why Work With Us at Gorman Competitive salary of $80,000-$90,000 annually.
