Type:

full-time Residential Renovation Designer Chief Architect Specialist

  • Homes Only
  • Client-Facing Design Partner
LOCATION

Blythewood, SC (travel required)

VOLUME:

30-40 homes / year

TERM:

12 months, with extension

THE ROLE

We are seeking an experienced residential renovation designer who lives in Chief Architect and can think on their feet with homeowners in the room. This is a hands-on, client-facing, team-oriented contract role focused exclusively on homes: you will develop design options, produce live renderings during meetings, and help clients see the project before a single wall comes down. Work is project-based with maximum schedule flexibility. Compensation is structured as a fair independent-contractor arrangement, with bonuses paid for any project closed during an in-person meeting. Strong performance opens the door to an extended engagement.

WHAT YOU WILL DO
  • Produce residential renovation plans, elevations, and 3D models in Chief Architect as the primary design platform.
  • Prepare multiple design options for each home so clients can compare layout, flow, and finish direction.
  • Attend regular in-person client meetings in Blythewood, SC, and work up renderings live during those sessions.
  • Translate homeowner feedback in real time, adjust plans, camera views, and material choices on the spot.
  • Deliver clean, presentation-ready drawings and images that support pricing, permitting, and construction, and lead the design conversation with the client and internal team.
  • Manage a steady pipeline of approximately 30-40 residential renovation projects over a 12-month term.
WHAT YOU BRING
  • Proven, current proficiency in Chief Architect (not a casual user, this is the daily tool).
  • Residential renovation experience: kitchens, baths, additions, and whole-home remodels where existing conditions matter.
  • Comfort presenting to homeowners and making design decisions in a live meeting, not only behind a desk.
  • Ability to travel to Blythewood, SC on a regular cadence for in-person work sessions.
  • Team-oriented approach with clear leadership in meetings, file ownership, and coordination with the broader project team.
  • A portfolio of residential work that shows both technical drawing quality and client-ready visualization.
ENGAGEMENT TERMS
  • Independent contractor. Residential projects only. Maximum flexibility outside of scheduled client meetings.
  • Very fair contract pricing, scoped to project complexity and the 30-40 home annual volume. A bonus is paid for any project closed during an in-person meeting.
  • Initial term of 12 months, with the opportunity to extend if performance is exceptional.
  • Regular in-person meetings in Blythewood, SC are a required part of the role, not optional or remote-only.
HOW TO RESPOND

Send a brief note, your rate structure, and 4-8 Chief Architect residential renovation examples (plans and renderings). Note your availability for travel to Blythewood and your earliest start date. Candidates who can work live in meetings will be given first consideration.
