Seeking a licensed and insured roofing subcontractor for a complete tear-off and reroof of a double-wide mobile home. This is a low-slope roof system requiring careful attention to underlayment, flashing, and ventilation detail — not a standard steep-slope reroof. Scope of Work Complete tear-off of existing architectural shingles down to roof decking (no overlay installation) Inspect decking, center marriage line, framing, vents, penetrations, and prior leak areas before proceeding Replace OSB decking as needed (up to 4 sheets included in base scope; additional sheets require written change order approval before proceeding) Install enhanced underlayment / leak-barrier protection meeting GAF requirements for low-slope application Install new drip edge, flashing, pipe boots, starter shingles, and ridge-cap shingles Replace existing roof vents in kind and properly flash each opening Install GAF Timberline HDZ architectural shingles (color: Pewter Gray) Verify ventilation requirements and maintain proper attic airflow Remove and haul away all roofing debris Perform a magnetic nail sweep and leave the property broom-clean Participate in final inspection and homeowner walkthrough Roof Details Double-wide mobile home; approximately 2000 sq. ft. roof area Low-slope roof, approximately 2/12 pitch (to be field-verified) Known prior leak history concentrated around roof vents on the upper roof — thorough inspection of vents, flashing, decking, and penetrations required after tear-off; surface caulking is not an acceptable fix Requirements Licensed and insured (able to provide certificate of insurance) Experience with low-slope and/or mobile home roofing systems Experience installing GAF shingle systems and GAF-compliant underlayment/leak-barrier products Own tools and equipment for tear-off, decking replacement, and debris haul-away Professional, punctual, and detail-oriented — homeowner has a technical/engineering background and will closely review installation quality
