Position Summary The Vice President of Operations is a key member of Murn's leadership team, responsible for driving operational excellence, financial performance, team development, and an exceptional resident experience across an assigned portfolio of communities.
This position provides strategic leadership while remaining closely connected to day-to-day property operations. The Vice President of Operations partners with Regional Managers, Property Managers, Service Leaders, and corporate support teams to ensure communities are positioned for success, operational standards are consistently achieved, and Murn's Culture of Caring remains at the center of how we lead our teams and serve our residents.
As Murn continues to grow, the Vice President of Operations will also play an important role in supporting new acquisitions and transitions, developing future leaders, strengthening operational systems, and helping translate organizational goals into measurable results. Key ResponsibilitiesPortfolio & Operational Leadership Provide strategic and operational leadership for an assigned portfolio of multifamily communities. Lead, coach, and develop Regional Managers while creating accountability around portfolio goals and performance. Maintain regular visibility at communities and remain actively engaged with site-level operations. Establish clear expectations and ensure consistent execution of Murn policies, procedures, and operational standards. Identify operational challenges and partner with teams to develop practical, results-driven solutions. Evaluate portfolio performance and proactively address trends, risks, and opportunities. Ensure teams have the resources, direction, and support necessary to successfully operate their communities. Financial & Asset Performance Drive achievement of portfolio financial goals, including revenue growth, expense management, NOI performance, occupancy, collections, and resident retention. Review financial statements, budgets, forecasts, variance reports, and property performance indicators. Partner with Regional Managers and site teams to develop action plans for communities that are not meeting established goals. Provide oversight of annual budgeting and forecasting processes. Promote strong expense management while ensuring community standards and resident experience remain a priority. Partner with ownership and senior leadership to identify opportunities to enhance asset performance and long-term value. Leasing, Occupancy & Revenue Performance Establish a strong performance culture around leasing, occupancy, renewals, and resident retention. Monitor leasing traffic, conversion, exposure, pricing, and competitive market conditions. Work with operations and marketing teams to develop strategies for communities experiencing occupancy or leasing challenges. Encourage teams to approach every prospect and resident interaction with intention, urgency, and a commitment to exceptional service. Ensure teams are utilizing available technology, reporting, and systems to maximize performance. Team Leadership & Development Build strong, accountable, and engaged leadership teams. Coach Regional Managers and other operational leaders to strengthen leadership capabilities and prepare them for continued career growth. Partner with Human Resources and Training to identify talent, succession opportunities, and development needs. Support internal career advancement and create opportunities for high-performing team members to expand their skills and responsibilities. Participate in recruiting and selection for key operational leadership positions. Recognize team accomplishments and reinforce a culture where great work, collaboration, and growth are celebrated. Resident Experience & Murn Culture Champion Murn's Culture of Caring throughout the portfolio. Ensure teams understand that operational success and resident experience go hand in hand. Promote a customer-focused approach that builds strong resident relationships and long-term retention. Assist with escalated resident concerns when senior leadership involvement is appropriate. Model professionalism, empathy, accountability, and solution-oriented leadership. Create an environment where team members feel supported while maintaining clear expectations for performance. Property Transitions & Organizational Growth Provide leadership for new property acquisitions, management transitions, and portfolio expansion. Partner with corporate departments and operational teams to develop transition plans, establish priorities, and create clear timelines. Evaluate staffing, property conditions, operational processes, resident concerns, leasing performance, delinquency, and other critical areas during transitions. Help establish Murn standards and culture quickly and effectively at newly transitioned communities. Identify immediate operational priorities while developing longer-term strategies for stabilization and growth. Serve as a leader and resource during periods of organizational change. Maintenance & Property Standards Partner with service leadership to maintain high standards for property appearance, preventive maintenance, service response, and capital planning. Monitor service performance and ensure operational and maintenance teams are working collaboratively. Support strategies to address deferred maintenance and other property-level challenges. Participate in property inspections and ensure identified items have clear ownership and follow-through. Maintain awareness of capital projects and major community improvement initiatives. Compliance & Risk Management Ensure communities operate in accordance with company policies and applicable Fair Housing, landlord-tenant, safety, and regulatory requirements. Partner with appropriate corporate resources to address operational risk and compliance concerns. Promote consistent documentation, reporting, and adherence to established procedures. Maintain appropriate confidentiality and professional judgment when handling sensitive employee, resident, and business matters. Qualifications Bachelor's degree in Business Administration, Property Management, Real Estate, or a related field preferred; equivalent industry experience will be considered. Significant progressive leadership experience within multifamily property management. Previous experience overseeing a multi-property portfolio and leading Regional Managers or comparable operational leaders strongly preferred. Demonstrated success improving financial, occupancy, leasing, collections, and operational performance. Strong knowledge of multifamily property operations, budgeting, financial reporting, leasing, resident relations, maintenance operations, and Fair Housing requirements. Experience with property acquisitions, transitions, lease-ups, or operational turnarounds preferred. Strong leadership, coaching, communication, and relationship-building skills. Ability to analyze performance data and translate findings into actionable strategies. Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment. Proficiency with property management technology and reporting platforms; Yardi experience preferred. Ability and willingness to travel regularly throughout the assigned portfolio.
