We deliver quality storage solutions for homes and businesses. We are a locally owned storage business with five facilities under development in Tampa, Land O'Lakes, Dade City, Gibsonton, and Davenport, looking to hire a dedicated and experienced management team of 10-15 managers and associates. Terrace Storage Center seeks employees who have entrepreneurial, proactive, \"can-do\" mentalities, positive attitudes, can handle change, and operate with integrity. Employment with Terrace Storage Center is contingent on successful completion of a background check and drug screening. Employees must have a valid driver's license and must be able to travel locally for work-related duties; mileage reimbursement will be provided. A High School diploma/GED equivalent and at least one year of related experience and/or training in direct sales, retail, and/or customer service are required. Leadership skills and experience supervising others are helpful for growth potential. Company-specific operations training will be provided. The ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form, and the ability to deal with problems, new challenges, and change are necessary.

Summary:

The Facility General Manager is a full-time position and may fill in when a manager is off duty. This position is responsible for maintaining daily site operations, including revenue performance, delinquency management, occupancy, cleanliness standards, and customer service. The Facility Manager works under the direction of the Operations Manager. Managers & Associates who work full-time are eligible for paid days off, holidays, other generous paid sales incentives, as well as mileage reimbursement for business-related travel.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Supports sales objectives and revenue growth through: Maximizing the conversion of telephone and walk-in inquiries into rentals. Assists with maintaining financial controls and achieving financial goals by: Accurately handling cash and balancing receipts. Making collections, posting payments, and processing daily bank deposits accurately and promptly. Participating in collecting past-due accounts. Accounting using Microsoft Excel & Site-link POS self-storage management software. Consistently practices effective customer service techniques through: Answering calls & emails in a timely, pleasant, and professional manner. Greet customers promptly, enthusiastically, and professionally. Knowing and presenting the features and benefits of the property at all opportunities. Resolving customer problems in a timely and effective manner. Supports timely & accurate administrative processes throughout all job duties by: Maintaining accurate records for each customer, including rental agreements, Protection Plan, change of address forms, addenda, and any correspondence to or from customers. Effectively utilizes computer systems in the Microsoft Windows environment. Monitoring accurate merchandise inventory. Monitors security system; performs lock checks daily. Minor maintenance and custodial duties; cleaning vacated units on a timely basis. Keeping facilities, company units, and grounds clean and free of debris at all times. Taking necessary action to meet the company standards of appearance and cleanliness. Performing other duties as assigned; working with minimum direct supervision; operating effectively on a team.

LANGUAGE SKILLS

Incumbent must have the ability to write routine reports and correspondence, use a computer, and present information to groups of managers, clients, customers, and the public in English. The ability to read and interpret documents such as safety rules, operating/maintenance instructions, and procedural manuals in English is required.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form, and the ability to deal with problems, new challenges, and change are necessary.

WORK ENVIRONMENT

: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee will generally split time between an office environment and outside work tasks. These outside tasks may need to be performed in hot conditions.
