The Facilities & Property Manager is responsible for the physical condition, operational reliability, and day-to-day management of a commercial real estate portfolio spanning industrial, light industrial, and retail assets. This role owns building systems, preventative maintenance, capital repair projects, vendor/contractor oversight, and life-safety compliance — with property management functions (tenant relations, lease administration support, basic financial reporting) layered on top of a strong facilities foundation. This is a hands-on, in-the-field role suited for someone who knows how buildings work — HVAC, roofing, electrical, plumbing, life safety, site conditions — and can also manage tenant relationships and light commercial property operations as the portfolio scales.

Integrity Sacrifice Key Responsibilities:
Facilities & Building Operations Own the physical condition of all properties: HVAC, electrical, plumbing, roofing, structural, and life-safety systems Build and manage preventative maintenance programs and schedules across the portfolio Respond to and resolve maintenance escalations, emergencies, and after-hours issues Conduct regular site inspections and property walk-throughs to catch issues before they escalate Manage in-house maintenance staff and/or a network of trade contractors (HVAC, electrical, plumbing, roofing, landscaping, janitorial, etc.) Ensure compliance with local, state, and federal building/safety codes across asset classes Vendor & Contractor Management Source, vet, and manage vendor and contractor relationships Solicit and evaluate bids for repairs, capital projects, and service contracts Negotiate service agreements and manage vendor performance against SLAs Approve maintenance and repair expenses within budget authority Capital Projects & Repairs Lead facility-related capital projects: roof replacements, parking lot repairs, HVAC replacements, exterior improvements, industrial TI builds Manage scopes of work, timelines, and capex budgets for repair and improvement projects Track project completion against budget and schedule Property Management Support Oversee light property management functions: tenant communication, move-in/move-out coordination, lease compliance follow-up Support leasing partners/brokers with property condition information and TI scoping Assist with basic operating budgets, expense tracking, and variance reporting for facilities-related line items Handle tenant-facing issues related to building conditions and maintenance response Systems & Process Implement and maintain a CMMS or property management software for work orders, PM schedules, and vendor tracking Standardize maintenance SOPs and inspection checklists across the portfolio Build reporting visibility into maintenance response times, open work orders, and capex status Key Performance Indicators (KPIs) Maintenance response time & work order closure rate Preventative maintenance completion rate Capex projects delivered on time & on budget Vendor/contractor cost control vs. budget Life-safety and code compliance (zero critical violations) Tenant satisfaction related to building condition and maintenance
Qualifications:
Experience 5-10+ years in commercial facilities management, building operations, or maintenance leadership Direct hands-on experience with industrial, light industrial, or retail property systems (HVAC, electrical, plumbing, roofing, life safety) Some exposure to property management functions (tenant relations, lease administration, vendor contracts) is a plus, not a requirement Experience managing trade contractors and vendor bidding processes Skill Set Strong working knowledge of building systems and commercial property maintenance Comfortable managing contractor bids, scopes of work, and capital repair budgets Organized, responsive, and able to triage urgent building issues Basic financial literacy (budgets, expense tracking) — this is not a finance-first role Personality Fit Hands-on and field-first, not a desk-only operator Comfortable being on-site, inspecting buildings, and troubleshooting problems directly Reliable and responsive — treats building issues with urgency Long-term oriented and detail-driven
