Position Summary Evergreen Place is seeking an experienced, hands-on Facilities Manager to oversee Maintenance, Life Safety, Housekeeping, and Laundry. Reporting to the Administrator, the Facilities Manager is responsible for ensuring that the building, grounds, resident areas, equipment, and facility systems are safe, clean, functional, and well maintained. This position combines staff leadership with preventive maintenance, regulatory readiness, vendor coordination, grounds oversight, and management of approved facility projects. The ideal candidate is dependable, organized, responsive, and comfortable working in a resident-centered environment. Key Responsibilities Direct the daily work of Maintenance, Life Safety, Housekeeping, and Laundry personnel. Maintain the building, grounds, resident areas, equipment, and facility-owned vehicles in a safe and serviceable condition. Develop and monitor preventive maintenance schedules for building systems and equipment. Use the facility's maintenance management system to document work orders, inspections, repairs, scheduled maintenance, and related costs. Coordinate maintenance and repair needs involving HVAC, plumbing, electrical, fire protection, emergency systems, and other facility equipment. Oversee lawn care, landscaping, snow and ice removal, seasonal maintenance, and other exterior property needs, whether completed by staff or contractors. Provide direct oversight of the facility's life-safety program and Life Safety Officer. Maintain required inspection, testing, maintenance, and life-safety documentation. Support facility inspections and ensure that identified deficiencies and corrective actions are addressed promptly. Obtain proposals, coordinate contractors, and monitor timelines and budgets for approved repairs and facility improvement projects. Ensure compliance with applicable OSHA requirements, fire and life-safety standards, state licensing requirements, and facility policies. Monitor the quality and consistency of housekeeping and laundry services. Communicate significant facility concerns, inspection findings, project updates, and repair needs to the Administrator. Qualifications At least five years of related facilities or maintenance experience, including supervisory responsibility. General working knowledge of HVAC, plumbing, electrical, mechanical, fire-protection, and building systems. Ability to perform safe basic troubleshooting and minor repairs while recognizing when a licensed contractor is required. Experience overseeing preventive maintenance programs, contractors, budgets, and facility projects. Experience in senior living, healthcare, or another regulated environment is preferred. Strong organizational, communication, documentation, and problem-solving skills. Experience using maintenance or work-order management software. Valid driver's license and an acceptable driving record. OSHA 10 certification preferred or willingness to obtain certification after hire.
