Township of Lawrence, NJ Job Details Full-time $70,000 - $85,000 a year 8 hours ago Benefits Health insurance Dental insurance 401(k) Flexible spending account Paid time off Paid housing Employee assistance program Vision insurance Life insurance Qualifications Property management tools Operations management Property supervision Facilities maintenance regulatory compliance Schedule management Project leadership Facilities routine maintenance Construction Management Property management Full Job Description Position Summary We are looking for an experienced Facilities Manager who will be responsible for overseeing the physical operations, preventive maintenance, repairs, and capital improvement activities for a growing portfolio of affordable housing communities currently consisting of 13 properties across six counties. This position provides leadership and technical support to on-site maintenance teams, ensuring properties are well-maintained, safe, and compliant with applicable regulations. The Facilities Manager works closely with Property Managers, Regional Managers, contractors, and vendors to maximize operational efficiency, minimize vacancy turnaround times, and maintain the overall condition and appearance of the organization's housing portfolio. Qualifications Education and Experience Bachelor's degree in Construction Management, Facilities Management, Engineering, or a related field preferred. Equivalent combination of technical training, trade licenses, certifications, and relevant work experience will be considered. Minimum of five (5) years of experience in multi-site facilities or property maintenance management. Experience working with architects, engineers, contractors, and governmental agencies, including construction code officials and inspectors. Experience preparing and reviewing bids, contracts, project budgets, schedules, and change orders. Knowledge and Skills Strong knowledge of building systems, preventive maintenance practices, and construction methods. Familiarity with applicable building and safety codes, including the International Building Code (IBC), related construction codes, and ADA requirements. Ability to manage multiple projects and priorities across various locations. Strong organizational, communication, and problem-solving skills. Proficiency with property management and work order software systems. Essential Duties and Responsibilities Maintenance Operations Provide oversight and support to on-site maintenance staff across all properties. Partner with Property Managers, Regional Managers, and the Director of Property Management to ensure maintenance operations are efficient and effective. Review work orders through the property management system to ensure timely completion and quality service. Provide technical guidance and best-practice recommendations to Maintenance Technicians. Allocate maintenance staff, equipment, and resources across properties as needed. Vacancy Management Review monthly vacancy reports and collaborate with Property Managers to ensure vacant units are prepared for occupancy quickly and efficiently. Vendor and Contract Management Assist with bid specifications, solicitation, evaluation, and selection of contractors and vendors. Support management and renewal of service contracts. Monitor contractor performance. Property Inspections and Compliance Conduct regular property visits to assess conditions, safety concerns, and curb appeal. Assist maintenance staff in preparing for inspections. Ensure compliance with applicable regulations and standards. Safety and Emergency Response Participate in and support the organization's Safety Committee. Coordinate safety training and toolbox talks. Assist in responding to weather events and emergencies. Coordinate resources as needed to address emergency situations. Other Duties Perform other related duties and special projects as assigned.
