The Area Facilities Maintenance Manager is responsible for helping oversee facility operations and preventative maintenance programs across the assigned Rumpke area. This position will be responsible for planning, managing, and executing capital improvement projects within the assigned territory. The role serves as a key corporate facilities partner to Regional Vice Presidents (RVPs), Site Managers, and Regional Facilities employees to ensure facilities remain safe, operational, compliant, and maintained to company standards.
Responsibilities of Position:
Capital Project Management:
Lead and manage facility capital improvement and maintenance projects throughout the assigned regions
Develop project scopes and specifications and obtain competitive vendor quotations
Evaluate proposals and negotiate pricing, schedules, contract terms, and vendor performance expectations
Oversee projects from planning and budgeting through execution, completion, and closeout
Coordinate with operations leadership to minimize business disruption during project execution
Manage projects ranging from routine maintenance and repairs to capital improvements valued at hundreds of thousands of dollars
Track internal capital project budgets and project spending utilizing SAP
Create and manage Purchase Orders (POs) and Maintenance Orders in SAP to support project execution and reporting
Facilities Operations and Maintenance:
Collaborate with cross-functional leaders to maintain facilities in optimal operating condition
Assist in overseeing preventive maintenance activities across assigned facilities
Annually assess the preventative maintenance program and recommend modifications to support operational growth
Receive and manage maintenance requests, coordinating with regional facilities staff to ensure timely completion
Perform facility assessments and identify repair, maintenance, and improvement opportunities
Coordinate maintenance vendors and contractors to support building systems and infrastructure
Support facility reliability, operational efficiency, employee experience, and long-term asset preservation
Provide support as needed to maintain rental properties located within the assigned territory
Budgeting and Strategic Planning:
Partner with regional teams to develop annual capital and facilities operating budgets
Support long-term facility planning and identify future capital investment needs
Recommend facility standardization and preventive maintenance improvements
Monitor project expenditures and support budget forecasting
Vendor and Relationship Management:
Monitor vendor performance and ensure work quality, safety, schedule adherence, and cost control
Support procurement and contract administration activities Other duties as assigned

Ability to communicate effectively with all levels of leadership and external partners
Proficiency in Microsoft Office required Experience & Knowledge Needed for
Position:
Minimum 5 years of experience in facilities management, construction management, maintenance management, project management, or related field
Experience managing multiple projects across geographically dispersed locations
Experience obtaining bids, negotiating vendor agreements, and managing capital projects
Knowledge and experience with SAP is a plus including project tracking, Purchase Orders, and Maintenance Order processes Physical Requirements in a

Rarely lifting/carrying/pushing/pulling a max of 100 lbs
Continuously working inside
Frequently working outside in changing temperatures, wet/humid conditions
Frequently working in areas of dust, odors, mist, gases, and other airborne matter
Frequently stooping/kneeling/crouching/crawling
Frequently climbing and/or balancing
Frequently sitting/standing/walking
Additional Working Conditions/Aspects:
Ability to travel between offices, as required
Ability to work flexible hours; expected to work nights and weekends as needed
Legally eligible to work in the United States
Valid driver's license (if applicable)
Must successfully complete pre-employment testing
