$115,000 - $130,000 / year Description The Regional Director of Facilities leads facilities operations across a regional portfolio by setting standards, assessment results, and developing high-performing teams. This role oversees Regional Facilities Operations Specialists (RFOS), partners with Operations on staffing, key facilities issues, and vacancy coverage, as well as driving preventive maintenance, turn readiness, and capital execution to elevate outcomes across multiple properties.

) Oversee facilities operations for assigned regional portfolio, ensuring alignment with Regional Vice President (RVP) priorities and property operations objectives. Ensure compliance and completion of preventive maintenance plans across the portfolio; assessment results and implement corrective actions. Conduct and/or oversee annual facilities assessments and targeted assessment; synthesize findings into actionable plans with measurable timelines. Partner with Operations leadership to anticipate and respond to staffing vacancies; coordinate RFOS assignments, travel planning, and ensure readiness for coverage. Maintain strong relationships with regional teams to stay informed on staffing needs. Supervise and develop assigned RFOS team members; set assignment goals, allocate assignments, and review post-assignment survey feedback to identify development opportunities and strengthen team performance. Monitor and analyze portfolio KPIs and financial performance; create and implement action plans to address trends and improve outcomes in collaboration with Regional Directors and RVPs. Manage current and future capital expenditure planning and oversight of annual projects within the portfolio, including prioritization, scheduling, risk mitigation, and quality closeout. Assist the Director - Capital Projects with oversight for large or non-recurring projects within the portfolio, including coordination, field readiness, and communication. Provide oversight and accountability for Turn planning and results across the portfolio; work closely with Regional Directors to ensure properties and RFOS have tools, staffing plans, and timelines to meet targets. Support operational readiness for new community openings, including facilities staffing plans, preventative maintenance setup, training coordination, and warranty/start-up issue tracking. Assist with coordination and oversight of national vendor accounts, product specifications, and vendor qualification for the portfolio. Serve as subject matter expert for assigned topic(s) as designated, guiding best practices and continuous improvement. Partner with the Facilities Talent Management team to share insights and patterns observed in the field to inform training content and initiatives. Build and maintain strong relationships with Regional Directors, RVPs, HR, Asset Management, Facilities Talent Management, Property Operations, and Capital Projects to align priorities and clear roadblocks. Recruit, hire, supervise, train, coach, and develop direct reports to maximize performance; create a positive, engaging workplace for teams. Conduct performance evaluations and development plans for direct reports following company guidelines; collaborate with the VP - Facilities Operations and HR on compensation adjustments and succession planning following company guidelines. Provide clear, concise portfolio updates on assessments, PM compliance, turn readiness, CapEx status, and budget variances; drive follow-through on action plans. Other duties as assigned by supervisor.

Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion. Skills, Knowledge & Expertise Education/Experience:
7+ years of facilities operations experience, including multi-site leadership; prior experience managing field teams. Proven success driving preventative maintenance compliance, turn outcomes, and budget/CapEx performance at a portfolio level. Strong analytical skills with experience using KPI dashboards and financial reports to create actionable improvement plans. Demonstrated ability to coach, develop, and hold teams accountable; skilled in conducting assessments and translating findings into results. Excellent cross-functional collaboration with Operations, HR, Asset Management, and Capital Projects; adept at field communications and change management. Proficiency with Microsoft Office and facilities systems; familiarity with an LMS and Interplay or similar platforms. Ability to travel regularly across the assigned region as needed.
