  • Vacation Rental Operations , you will lead the day-to-day operations of AvantStay's vacation rental portfolio in the Hilton Head market.

You'll own local market execution across property operations, guest experience, homeowner relationships, housekeeping, maintenance, and field team performance. You'll work cross-functionally with local and centralized teams to ensure our homes are consistently guest-ready, operational issues are resolved quickly, and our owners receive a high level of service. This is a hands-on leadership role. You'll manage and develop a local team while also spending significant time in the field, visiting properties, inspecting homes, resolving escalations, and ensuring the market is operating at a high standard. This position requires close proximity to Hilton Head and frequent daily travel between properties. You must reside within a reasonable driving distance of our vacation rental properties in the Hilton Head area. What You'll Do Lead the day-to-day operations of AvantStay's vacation rental portfolio across the Hilton Head market. Directly manage local market staff, including hiring, training, coaching, performance management, and delegation of work. Establish clear priorities for the field team and ensure operational issues are addressed quickly and effectively. Serve as the primary local point of contact for AvantStay homeowners and build strong, trusted relationships with them. Keep homeowners informed about their properties, help address questions and concerns, and partner with internal teams to resolve issues. Review and help homeowners understand property performance and owner distribution statements when needed. Own guest and homeowner escalations within the market, ensuring issues are resolved within expected service levels and to a high standard. Maintain AvantStay's standards and performance metrics related to owner satisfaction and guest experience. Oversee property readiness and ensure homes consistently meet AvantStay's standards for cleanliness, maintenance, presentation, inventory, and guest experience. Conduct regular property inspections and proactively identify maintenance, housekeeping, inventory, safety, and quality issues. Manage and evaluate housekeeping, maintenance, groundskeeping, and other local vendor operations across the portfolio. Coordinate routine vacation rental maintenance and property needs, including troubleshooting Wi-Fi, televisions, locks, appliances, HVAC, and other common issues. Ensure all homes maintain appropriate inventory levels of linens, consumables, guest supplies, and other operating materials. Carry out administrative responsibilities necessary to operate the market effectively and assign work to team members as needed. Respond to guest and homeowner concerns through phone, email, text, Slack, and internal support systems. Exercise independent judgment to identify operational issues and determine the appropriate course of action. Frequently travel between vacation rental properties throughout the Hilton Head market to oversee operations and support the team. Be available for after-hours on-call market support when required. What We're Looking For 4+ years of property management, vacation rental, hospitality, or related operations experience, ideally overseeing multiple locations or properties. 2+ years of people-management experience. 2+ years of experience working directly with homeowners, property owners, clients, or other high-touch stakeholders. Vacation rental or short-term rental experience is strongly preferred. Demonstrated ability to manage a decentralized or field-based team. Strong leadership skills, including the ability to coach employees, set expectations, hold teams accountable, and build a strong local operating culture. Strong operational judgment and the ability to independently assess problems and determine the appropriate course of action. Excellent communication skills and the ability to work effectively with guests, homeowners, employees, vendors, and cross-functional teams. Strong organizational and time-management skills, including the ability to prioritize competing issues across a portfolio of properties. Comfort operating in a fast-paced environment where priorities can change quickly. Ability to perform light maintenance and troubleshoot common property issues when necessary. Basic proficiency with Microsoft Office or Google Workspace. Experience with CRM or property-management systems is a plus. Reliable transportation and a valid driver's license. Ability and willingness to drive frequently between properties throughout the Hilton Head market. Ability to work a flexible schedule based on business needs, including weekends and holidays when necessary. Ability to provide after-hours on-call support. Ability to spend significant portions of the workday standing, walking, driving, and moving throughout residential properties. Ability to regularly bend, squat, kneel, climb stairs, carry items, reach, and occasionally lift more than 25 pounds. Most importantly, a willingness to be hands-on. This is a local operations leadership role, and great Area Managers are comfortable both leading the team and jumping in directly when that's what it takes to solve a problem. Compensation & Benefits Salary range of $69,000
