We bring architecture, design, construction, and project management together under one integrated team to create a more seamless renovation experience for homeowners. Our focus is not simply building beautiful spaces. It's delivering projects through structure, communication, accountability, and execution. The Role We are hiring a Procurement Manager to take full ownership of Chapter's procurement function
- sourcing, purchasing, and vendor management across all active high-end residential renovation projects.
This is a true ownership role. You will set vendor strategy and execute day-to-day purchasing, working directly with Project Managers and Design leads, and reporting to the CEO. What You'll Own End-to-end procurement strategy and vendor network for luxury materials, fixtures, and finishes across all active projects Sourcing and purchasing of materials, balancing cost, quality, and the standards our clients expect on high-end builds Procurement schedules tied to each project's construction timeline, coordinating directly with Project Managers and Design leads to prevent material-driven delays RFP and bid issuance, contract negotiation, and pricing with suppliers and specialty vendors Vendor network management
- vetting, onboarding, performance, and ongoing relationships Contract terms, change orders, and submittals as project scope evolves, with authority to adjust vendor relationships as needed Material budgets against project cost plans, with direct reporting of variances to leadership Monitoring of material cost trends and supply chain risk across the portfolio Vendor & Stakeholder Relationships A significant part of this role is managing relationships across vendors, Project Managers, Design leads, and leadership.
You will be expected to hold suppliers accountable, communicate proactively across internal teams, manage competing priorities across multiple active projects, and maintain Chapter's standard for quality and execution at every stage of procurement. Success in this role requires both strong procurement skills and strong cross-functional communication. What Matters You can own the full procurement function and drive decisions without needing a layer of approval above You communicate clearly with vendors, Project Managers, designers, and leadership You stay organized across multiple active projects and never let a material delay catch you off guard You know how to negotiate, protect project budgets, and problem-solve when supply chain conditions change You understand construction materials, lead times, and the shop-drawing/submittal/approval process You hold vendors accountable and maintain high standards for quality and reliability You take responsibility for outcomes, not just transactions Qualifications 6+ years of procurement or supply chain experience in construction At least 2 years operating with real autonomy
- ideally in high-end residential or luxury renovation Bachelor's degree in business, supply chain, construction management, or equivalent experience Strong negotiation, analytical, and budgeting skills Working knowledge of construction materials, lead times, and the shop-drawing/submittal/approval process Proficiency in Excel and procurement or ERP tools CIPS or similar certification a plus Technology & AI Comfortable using AI tools (ChatGPT, Claude, Copilot, or equivalent) as a real part of daily work•not occasionally, and not as a novelty Curious and open-minded approach to emerging technology; sees AI as a multiplier rather than a threat Strong software proficiency and general computer literacy; picks up new platforms quickly without hand-holding Organized in digital environments•files, communications, and workflows managed clearly and consistently Why Join Chapter Own the procurement function at a growing design-build company with a high-end residential portfolio Direct reporting relationship to the CEO with real influence over vendor strategy High level of autonomy and ownership from day one Opportunity to build and shape the procurement function as Chapter scales Collaborative environment focused on execution, accountability, and continuous improvement Important This is not a purchasing coordinator role.

Compensation Base Salary:
$100,000
