Re-Development/Unit Turn Project Manager

Job Description

Job Summary We are seeking an experienced Re-Development/Unit Turn Project Manager to oversee unit renovations, re-development projects, and large-scale unit turns across PRG's Dayton and Cincinnati properties. This position will be responsible for managing projects from initial scope and budgeting through completion, ensuring projects are completed on time, within budget, and to PRG's quality standards. The ideal candidate has a strong background in construction, multifamily housing, renovations, capital improvement projects (CAPEX), or apartment unit turns and is comfortable managing multiple projects simultaneously. Key Responsibilities Project Planning & Scope Development Develop detailed scopes of work for unit turns, renovations, and redevelopment projects. Evaluate vacant units and properties to determine the appropriate scope of work, anticipated timeline, materials, labor, and projected costs. Identify potential construction, renovation, and redevelopment needs during property evaluations. Develop project budgets and monitor costs throughout the project. Establish realistic project timelines and completion dates. Identify potential issues or delays early and develop solutions to keep projects moving forward. Unit Turn & Renovation Management Oversee unit turns from vacancy through completion and readiness for leasing. Coordinate work performed by PRG's in-house unit turn and maintenance team members. Determine when outside contractors are necessary and coordinate their work. Obtain competitive pricing and hire qualified contractors and vendors as needed. Obtain necessary permits and coordinate inspections when required. Order materials, supplies, fixtures, and other items necessary to complete projects. Ensure materials are available when needed to prevent unnecessary project delays. Coordinate multiple trades and contractors to ensure work is completed in the proper sequence. Contractor & Vendor Management Establish and maintain relationships with qualified contractors and vendors. Solicit and review contractor pricing and proposals. Schedule and supervise outside contractors working on PRG properties. Ensure contractors perform work according to the approved scope, budget, timeline, and PRG quality standards. Address contractor performance issues and resolve project-related problems. Verify completed work and approve projects for final completion. Quality Control & Budget Management Conduct ongoing quality-control inspections throughout each project. Ensure completed work meets PRG standards and applicable building requirements. Identify incomplete, defective, or unacceptable work and coordinate corrections. Track project expenses and ensure projects remain within approved budgets. Monitor labor, materials, contractor costs, and additional project expenses. Communicate budget concerns or scope changes to the PRG Management Team before additional costs are incurred whenever possible. Maintain accurate project records, budgets, timelines, and completion information. Communication & Reporting Maintain and update unit vacancy and turn reports daily. Provide accurate updates regarding project status, anticipated completion dates, delays, and outstanding work. Communicate regularly with Property Managers and on-site teams so everyone understands when units are expected to be completed. Work directly with the PRG Management Team on project priorities, scheduling, budgets, and property needs. Keep all appropriate team members informed of changes to project scope, timelines, costs, or completion dates. Ensure project information is documented and accessible to the appropriate PRG team members. Multi-Property Project Management Manage multiple unit turns, renovations, and redevelopment projects simultaneously across the Dayton and Cincinnati markets. Prioritize projects based on vacancy, leasing needs, property priorities, budgets, and deadlines. Organize and manage your own schedule while maintaining visibility into all active projects. Travel regularly between PRG properties to inspect projects, meet with contractors, coordinate with on-site teams, and monitor progress. Be capable of overseeing projects in multiple locations while maintaining consistent communication and accountability. Required Qualifications Construction project management or multifamily apartment experience is required. Demonstrated experience managing renovation, redevelopment, unit turn, or multifamily CAPEX projects. Experience managing contractors, vendors, and project budgets.
General working knowledge of:
Plumbing Mechanical systems Electrical Framing Drywall o Flooring and finish work Ability to develop scopes of work and accurately estimate project costs and timelines. Experience obtaining contractors, coordinating vendors, and securing permits when required. Strong organizational and project-management skills. Proficiency in Microsoft Office, including Excel, Word, and Outlook. Valid driver's license and ability to travel between PRG properties in the Dayton and Cincinnati markets. Ideal Candidate Self-sufficient and able to independently manage projects with minimal day-to-day direction. Highly disciplined about updating project information daily so the entire team remains informed. A strong leader who can effectively manage people, contractors, vendors, and processes. Professional, approachable, and able to maintain a positive demeanor when working with employees, residents, contractors, and management. A practical, common-sense problem solver who can identify issues and determine effective solutions. Highly organized and capable of managing a diverse workload with competing deadlines. Detail-oriented with a strong focus on quality and accuracy. Comfortable making decisions and taking ownership of projects from beginning to end. Able to evaluate a potential property and provide meaningful insight into the anticipated scope of work, project timeline, and projected renovation costs. Capable of managing a large volume of projects concurrently while maintaining accountability for deadlines and budgets. Able to work effectively in a fast-paced environment where priorities may change quickly. A person of high integrity, accountability, and professionalism. Someone who takes ownership of their work and follows projects through to completion. Complete unit turns and renovation projects on time and within budget. Maintain accurate and up-to-date vacancies and project reports. Keep Property Managers, on-site teams, and PRG Management informed of project status. Maintain strong quality-control standards. Effectively manage contractors and in-house team members. Minimize unnecessary project costs and delays. Identify potential problems before they become significant issues. Successfully manage multiple projects across the Dayton and Cincinnati markets simultaneously. Deliver completed units that are ready for leasing according to established PRG standards.
Pay:
$55,000.00 - $65,000.00 per year
