BASIC FUNCTIONS
The Restoration & Small Projects Manager oversees all operational, financial, and personnel aspects of restoration and small project work. This role is accountable for division strategy, workload balance, backlog management, manpower planning, profitability, and client satisfaction. The position serves as a senior operational leader, supporting project teams, resolving complex project challenges, and driving consistent execution across multiple small and fast-moving projects.
ROLE & RESPONSIBILITIES
Project Leadership & Execution Serve as the primary project lead for restoration projects from preconstruction through closeout. Plan, coordinate, and manage multi-building restoration projects, often in occupied residential or commercial environments. Maintain accountability for project scope, schedule, budget, safety, and quality throughout the project lifecycle. Coordinate closely with Superintendents to ensure restoration sequencing and repair strategies are executed correctly in the field. Restoration Planning, Investigations & Scoping Review investigative reports, field observations, and existing conditions to support accurate restoration scopes. Participate in leading site walkthroughs and inspections to identify restoration needs and confirm repair approaches. Support development of detailed scopes of work for concrete restoration, exterior cladding, waterproofing, and structural repairs. Ensure restoration scopes address root causes such as water intrusion, material failure, and construction defects. Estimating, Bidding & Contracts Organize and bid restoration construction documents, including estimating take-offs required. Prepare and review bid packages to ensure scopes are complete and minimize unforeseen conditions and cost escalation. Draft, negotiate, and finalize subcontracts and purchase orders specific to restoration of trade scopes. Perform constructability and value engineering reviews to align repair methods with project budgets and long-term performance goals. Cost Control & Financial Management Manage restoration project budgets throughout construction. Analyze and approve subcontractor and supplier pay applications. Review, approve, and execute change orders related to unforeseen conditions or added restoration scope. Prepare, submit, and track owner change orders and monthly pay applications. Monitor cost trends, projections, and margin performance to ensure financial objectives are met. Field Oversight & Safety Conduct regular jobsite visits to monitor safety, quality, progress, and coordination. Ensure compliance with OSHA standards, company safety policies, and site-specific safety requirements. Support Superintendents in resolving field issues related to access, sequencing, occupied conditions, and inspections. Verify required permits, inspections, and approvals are obtained and maintained throughout the project. Client & Stakeholder Communication Serve as the primary point of contact for owners, property managers, engineers, consultants, and internal teams. Communicate effectively regarding schedules, repair progress, access requirements, and project impacts. Maintain strong client relationships and manage expectations through proactive communication and documentation. Participate in project meetings and presentations as required. Project Closeout Manage project closeout in coordination with the Superintendent and Project Administrator. Ensure all restoration work is completed, punch list items resolved, and documentation finalized. Deliver complete closeout packages including warranties, certifications, and final billing documentation.
EDUCATION/QUALIFICATIONS
Minimum of 5+ years of experience as a Project Manager in construction, with required experience in restoration or exterior repair work. Strong working knowledge of estimating, budgeting, buyouts, cost controls, projections, and contract administration. Experience managing subcontractors, suppliers, and project schedules on active job sites. Ability to read and interpret construction drawings, specifications, contracts, and scopes of work. Demonstrated experience preparing bid packages, subcontracts, purchase orders, and change orders. Working knowledge of restoration methods, exterior building envelope systems, and repair sequencing. Strong organizational, communication, and problem-solving skills. Proficiency with construction management software and Microsoft Office. Ability to lead project teams, coordinate with Superintendents, and maintain strong client relationships. Active driver's license with reliable transportation.

Pay:
$95,000.00 - $130,000.00 per year
