Job Description

About Us Kettle Moraine Heating & Air Conditioning is a Best-in-Class mechanical contractor serving commercial clients throughout Southeastern Wisconsin. As we continue to grow, we're looking for a driven, organized, and detail-oriented Commercial Project Manager to lead projects from handoff through closeout-delivering quality work safely, on time, and within budget. What You'll Do Manage all phases of commercial HVAC projects from kickoff through final closeout. Coordinate material procurement, deliveries, and returns to keep projects on schedule and within budget. Serve as the primary point of contact for general contractors, engineers, vendors, and internal teams. Conduct regular project meetings, jobsite visits, and progress reviews. Partner with field foremen to resolve jobsite challenges, coordinate labor and equipment needs, and maintain project schedules. Prepare and manage submittals, RFIs, change orders, project documentation, and schedule updates. Identify project risks early and communicate solutions proactively. Support project billing by tracking percent complete, preparing pay applications (including AIA billing when applicable), lien waivers, and required documentation. Ensure compliance with company safety standards, building codes, and AHJ requirements. Manage project punch lists and complete closeout documentation, including as-builts, O&M manuals, warranties, and commissioning documents. Document lessons learned to improve estimating, planning, and future project execution. What Success Looks Like (First 90 Days) Organized and accurate project files with current schedules, RFI logs, submittal logs, change orders, and look-ahead plans. Submittals approved on time with no delays caused by long-lead materials. Accurate and timely pay applications with complete supporting documentation. Strong communication and coordination with field teams, customers, and vendors. Zero recordable safety incidents on assigned projects. Qualifications 5+ years of experience in the HVAC or mechanical construction industry. 3+ years of commercial project management experience strongly preferred. Proven ability to manage multiple commercial projects simultaneously. Excellent organizational, communication, and problem-solving skills. Working knowledge of commercial HVAC systems, building codes, and mechanical standards preferred. Proficiency with Microsoft Office; ServiceTitan experience is a plus. OSHA 10 or OSHA 30 certification preferred (or willingness to obtain within 90 days). Valid driver's license with a clean driving record. Work Schedule/Location Full-time, Monday-Friday. This is an on-site position based in Hartland, WI . Candidates must be able to reliably commute or relocate prior to their start date.

Occasional jobsite visits throughout Southeastern Wisconsin as needed.
Compensation & Benefits Salary:
