Job Description
Job Overview We are seeking a dynamic and highly skilled Property Manager with extensive leasing experience to help manage the leasing operations of our multifamily residential property. The property address is 800 N Beech rd, North Little Rock, AR 72114 with 196 units. This role is vital in ensuring the seamless management of leasing performance and optimizing building performance. The ideal candidate will possess strong leadership abilities, technical expertise in industrial maintenance, and a proactive approach to facilities management. As a Property Manager, you will drive maintenance repair procedures, supervise maintenance teams, and implement project management strategies to uphold the highest standards of safety, efficiency, and tenant satisfaction. Duties Lead and manage facilities maintenance teams to ensure timely and effective repair of mechanical systems, electrical systems, plumbing, HVAC units, and other building infrastructure. Develop and oversee maintenance repair procedures in accordance with safety regulations such as OSHA standards. Utilize CMMS (Computerized Maintenance Management System) to schedule, track, and document maintenance activities and asset management. Conduct engineering troubleshooting for complex mechanical or electrical issues using schematics, ohmmeters, and other diagnostic tools. Supervise the inspection and repair of programmable logic controllers (PLCs), high voltage and low voltage electrical systems to ensure operational safety and efficiency. Manage facilities projects from planning through execution, ensuring adherence to safety protocols and project timelines. Maintain compliance with OSHA regulations by implementing safety procedures related to industrial maintenance, HVAC system repair, electrical systems, plumbing systems, and high-voltage equipment. Oversee facilities management operations including managing vendors, coordinating inspections, and ensuring all systems meet industry standards. Train team members on maintenance repair procedures, safety regulations, schematics interpretation, and proper use of tools like ohmmeters. Prepare detailed reports on maintenance activities, system performance, safety compliance, and project status for senior management. Qualifications Proven management experience supervising facilities maintenance teams within industrial or commercial environments. Strong mechanical knowledge with hands-on experience in HVAC system repair, electrical systems (including high voltage), plumbing system maintenance and repair. Familiarity with programmable logic controllers (PLCs), schematics reading, engineering troubleshooting techniques and industrial maintenance practices. Proficiency in Microsoft Office Suite for reporting and documentation purposes. Knowledge of OSHA safety regulations related to industrial maintenance operations. Experience managing facilities using CMMS platforms for work order tracking and asset management. Ability to interpret schematics for electrical or mechanical troubleshooting using tools such as ohmmeters. Excellent leadership skills with a focus on team management and supervising experience in a fast-paced environment. Strong project management capabilities to coordinate multiple tasks simultaneously while maintaining safety standards.
