Job location: 830 Sycamore Rd, Arvin, CA 93203 Job Summary A Warehouse Property Manager is responsible for overseeing the daily operations, structural maintenance, lease administration, and financial performance of warehouse. Core Responsibilities Facility & Operations Management Schedule routine maintenance for exterior structures, parking facilities, loading docks, and roof systems. Oversee industrial building systems including high-capacity HVAC, fire suppression, and complex electrical grids. Supervise third-party vendors, contractors, landscapers, and on-site security personnel. Conduct comprehensive, regular property inspections to identify safety hazards or structural issues.

Tenant Relations & Lease Administration Serve as the primary point of contact for tenant inquiries, operational requests, and structural emergencies. Enforce all commercial lease terms, rules, and corporate facility regulations. Coordinate with leasing brokers to showcase vacant units and onboard new industrial tenants. Manage lease renewals, expansions, terminations, and legal eviction processes when required Administer monthly rent collections, manage delinquent accounts, and issue legal notices. Execute year-end Common Area Maintenance (CAM) reconciliations and complex triple-net (NNN) rent calculations. Maintain up-to-date documentation on safety codes, building permits, and fire inspection certifications. Verify that all tenants and vendors maintain valid Certificates of Insurance (COI) matching company requirements
Requirements & Qualifications Degree:
Bachelor's degree in Business Administration, Real Estate, or Finance preferred.
Experience:
Minimum of 3 to 5 years of commercial or industrial real estate property management experience. Fluent in English and Mandarin.
