Full-Time About the Role Coves Property Management is looking for an experienced Regional Multifamily Property Manager to run a 500+ unit multifamily portfolio. This is a hands-on expert role: you'll be responsible for day-to-day multifamily operations, team performance, and financial results, and you'll play a key role in helping us grow the portfolio further across Orange County. You'll split time between our Covina and Laguna Beach offices. Property Operations Run day-to-day operations for a 500-unit multifamily portfolio. Directly manage a Maintenance Coordinator, Leasing Specialist and more employees, providing daily direction, support, and accountability. Ensure units are leased, turned, and market-ready in a timely manner. Oversee move-ins, move-outs, and lease renewals, ensuring accuracy and compliance at every step. Coordinate with maintenance staff and vendors to ensure timely, quality completion of work orders and unit turns. Ensure full compliance with local, state, and federal housing regulations, including California-specific landlord-tenant law and Fair Housing requirements. Growth & Expansion Serve as a key operator in Coves' growth plans across Orange County, helping onboard and stabilize newly acquired properties. Bring multifamily operations expertise to due diligence and integration of new acquisitions in the region. Help scale team structure and processes as the Orange County portfolio grows. Leasing & Occupancy Drive leasing strategy and marketing efforts to maximize occupancy and minimize vacancy. Monitor market conditions and rent comps to inform pricing recommendations. Track leasing funnel performance (traffic, conversion, time-to-lease) and adjust tactics as needed. Financial Performance Manage rent collections and minimize delinquency. Monitor property-level budgets and expenses; flag variances early. Assist in preparing property-level P&L reporting for ownership. Identify cost-saving opportunities and operational efficiencies. Resident Experience Manage resident concerns handled by the team, ensuring issues are resolved promptly and professionally. Support resident retention through proactive communication and consistent service quality. Uphold community standards and enforce lease terms fairly and consistently. Team Leadership Directly manage and direct a Maintenance Coordinator, Leasing Specialist and more employees , delegating day-to-day leasing and maintenance execution to them. Set clear expectations and hold the team accountable to performance standards. Foster a positive, results-driven team culture. Coordinate closely with the Director of Property Management across both office locations. Motivate and lead by example — this role requires someone who can inspire a team and personally step in to get work done when the situation calls for it. Owner & Third-Party Relations Manage relationships and contracts with third-party property owners. Deliver weekly written updates to ownership/owner-clients covering: Construction and capital project status Occupancy and leasing performance Property-level P&L for each managed property Serve as the primary point of contact for owner questions and escalations.
Qualifications Experience:
Minimum 3 years of hands-on multifamily property management experience in California, with supervisory experience preferred; expert-level knowledge of multifamily operations is a must.
Software:
Proficient in property management platforms, especially AppFolio .
Regulatory Knowledge:
Strong working knowledge of California landlord-tenant law and Fair Housing compliance.
Leadership:
Proven ability to lead and direct a small team (e.g., maintenance and leasing staff) and drive performance across a multi-property portfolio.
Skills:
Excellent communication, problem-solving, and time-management skills; comfortable managing competing priorities across two offices.
Education:
High school diploma required; Bachelor's degree in business, real estate, or a related field preferred.
Other:
Valid driver's license and reliable transportation required for regular travel between the West Covina and Laguna Beach offices and managed properties. Schedule 3 days/week on-site at the Covina, CA office 2 days/week on-site at the Laguna Beach, CA office

$85,000.00 - $100,000.00 per year
