Job Description
Property Manager Position Summary The Property Manager is responsible for the day-to-day operations of the community, including resident relations, rent collection, leasing activities, property maintenance oversight, rule enforcement, and budget management. This role requires strong organizational, customer service, and leadership skills to ensure a safe, well-maintained, and professionally managed community. Key Responsibilities Resident & Administrative Management Prepare and distribute resident billing statements accurately and on time, as applicable. Collect, process, and deposit rent payments while maintaining accurate records within the property management system. Maintain organized and up-to-date resident files, records, and documentation. Respond to resident inquiries and provide outstanding customer service. Address delinquent accounts and follow established procedures to reduce outstanding balances. Prepare and issue notices related to late payments, rule violations, lease compliance, and evictions in accordance with company policies and legal requirements. Leasing & Occupancy Meet with prospective residents and showcase the community. Process rental applications and communicate effectively with applicants throughout the approval process. Promote community occupancy by assisting with leasing vacant spaces and the sale of company-owned inventory, when applicable. Monitor sales and transfer activity within the community and ensure a smooth transition of tenancies. Property Operations & Maintenance Conduct regular inspections of common areas, individual sites, utility infrastructure, storage areas, entrances, and other community facilities. Maintain a visible presence throughout the property and serve as the primary point of contact for residents. Perform minor maintenance and repair tasks, including cleaning, painting, changing light bulbs, and general property upkeep. Coordinate and oversee major repairs, renovations, and capital improvement projects, including obtaining bids, scheduling contractors, and monitoring project completion. Ensure the community remains clean, safe, and well-maintained at all times. Compliance & Financial Management Enforce community rules and regulations consistently, professionally, and fairly while maintaining proper documentation. Follow company policies regarding resident communications, incident reporting, and escalation procedures. Manage property operations within an established budget. Monitor expenses and identify opportunities for cost-effective property improvements. Qualifications Required High school diploma or equivalent. Previous experience in property management, leasing, customer service, or a related field. Strong verbal and written communication skills. Excellent organizational and time-management abilities. Reliable, punctual, and able to maintain accurate records. Ability to manage multiple priorities with minimal supervision. Proficiency with email, internet applications, and basic computer programs. Professional and customer-focused demeanor. Preferred Experience managing residential, manufactured housing, mobile home, or multifamily communities. Knowledge of rent collection, leasing, resident relations, and property maintenance coordination. Physical Requirements Ability to sit, stand, walk, bend, and perform routine property inspections. Ability to lift and carry up to 25 pounds. Ability to work both indoors and outdoors as required.
