Pay:
Starting at $23.00 to 25.00 per hour , depending on experience Job Description Ville Property Management provides affordable, low-barrier housing designed to help individuals maintain stable housing and build long-term housing stability. Our properties serve individuals from diverse backgrounds, including residents who may have experienced homelessness or face other barriers to securing and maintaining housing. We are seeking a Property Manager to oversee the day-to-day operations of an affordable housing community in Wheat Ridge, Colorado . The Property Manager will be responsible for maintaining a safe, well-managed, and welcoming property while ensuring that leasing, rent collection, resident communication, maintenance coordination, and property records are consistently and accurately maintained. The ideal candidate is organized, dependable, professional, and comfortable balancing the operational requirements of property management with a respectful and compassionate approach to working with residents.

Monday-Friday, with occasional evening or weekend responsibilities as needed

Maintain a safe, clean, and well-functioning property for residents. Conduct regular property inspections and identify areas requiring maintenance, repair, cleaning, or improvement. Coordinate with Maintenance staff and outside vendors to ensure property work is completed timely and appropriately. Monitor common areas, building conditions, grounds, and resident concerns. Assist with emergency situations and property-related issues as needed. Maintain accurate property records and documentation. Leasing & Resident Management Manage the leasing process, including applications, eligibility documentation, lease preparation, move-ins, transfers, renewals, and move-outs. Maintain accurate vacancy and occupancy information. Conduct move-in and move-out inspections. Communicate lease requirements, property policies, and expectations clearly and respectfully. Monitor rent payments, balances, delinquencies, and payment arrangements. Follow established procedures for lease violations, notices, and other resident concerns. Maintain accurate tenant files and ensure required documentation is completed and current. Respond to resident questions, concerns, and requests in a timely and professional manner. Promote housing stability while maintaining appropriate professional boundaries and consistently enforcing property policies. Compliance & Administration Ensure property management practices are consistent with applicable federal, state, and local requirements and Ville Property Management policies. Maintain accurate rent rolls, occupancy records, tenant files, and other required documentation. Monitor vacancies, move-ins, move-outs, delinquencies, and lease compliance. Complete required reports and administrative tasks accurately and on time. Work with management to identify process improvements and address administrative or operational inefficiencies. Maintain confidentiality of resident and organizational information. Participate in audits, inspections, monitoring visits, and other compliance activities as needed. Resident & Community Relations Develop positive, professional relationships with residents while maintaining appropriate boundaries. Work respectfully with individuals from diverse backgrounds and with varying needs and circumstances. Coordinate with Regional Management and community service providers when residents need additional support. When appropriate, connect residents with community resources and partner agencies. Respond professionally to resident concerns, conflicts, and difficult situations. Use sound judgment and problem-solving skills when addressing resident or property issues. Support a property environment that promotes dignity, stability, safety, and respect. Team Collaboration Collaborate closely with Regional Management, Maintenance, Property Management leadership, and administrative staff. Communicate property needs and concerns to the appropriate team members. Participate in staff meetings, property inspections, and other team activities. Provide timely updates regarding vacancies, delinquency, lease violations, maintenance concerns, and other property issues. Be proactive in identifying problems and developing practical solutions. Other Responsibilities Participate in occasional community or resident events. Respond to property emergencies or urgent situations as required. Perform other duties as assigned. Required Education & Experience At least one year of experience in property management , including experience with leasing, tenant payments, delinquencies, move-ins/move-outs, and resident relations. Experience working with affordable housing, subsidized housing, or individuals experiencing homelessness is preferred. Experience working with diverse populations and individuals with complex housing needs is preferred. Required Skills & Qualifications Strong organizational skills and attention to detail. Strong interpersonal and customer service skills. Ability to communicate professionally and respectfully with residents, vendors, staff, and community partners. Ability to maintain professional boundaries while providing compassionate and respectful service. Ability to handle confidential information appropriately. Ability to manage multiple priorities and meet deadlines. Strong problem-solving and decision-making skills. Ability to work independently while also functioning effectively as part of a team. Ability to remain professional and calm when addressing conflict, complaints, or difficult situations. Comfortable addressing rent balances, lease violations, property rules, and other difficult topics with residents in a clear and respectful manner. Proficiency with computers and common office software. Willingness to learn and use property management software and other organizational systems. Flexible and adaptable in a changing work environment. Willingness to accept supervision, direction, and constructive feedback. Commitment to providing consistent, fair, and respectful service to all residents. Must pass a pre-employment background check and drug screen. Physical Requirements Ability to lift up to 25 pounds. Ability to stand and/or walk for extended periods of time. Ability to regularly walk throughout the property, including stairs when applicable. Ability to conduct property inspections and access apartments and common areas. Ability to use a computer and telephone for extended periods.
